Last Listing description (December 2018)

Hinterland views, NE aspect, single level living, quiet street, proximity to the beach, amazing sunsets, vaulted ceilings, the pool and a light/bright interior were just some of the features that appealed to the current owners when looking for a beachside home in Sunrise Beach.
The location was also a major attraction for them:
On the high side of the street, 15-minute stroll to the surf, 120m from the national park, parkland reserved for the rare Black Cockatoo at the bottom of the road.

Built in 1999 by a local builder with a penchant for sailing the high seas, his love for the ocean are referenced in the nautical touches woven throughout the home; in architectural details such as jumbo portholes, the divergent heights of the ceilings, wall niches with downlights and the rustic patina of oiled timbers.
The clever floorplan has an all-white interior and few fixed walls so one can enjoy the views and breezes. Differing ceiling heights soaring between 2.63m (8'6') to 4.52m (14'8') create a void of light and glass drenching the living areas with natural light and seamlessly linking and delineating living areas while maintaining an unimpeded flow throughout.
With several large portholes inset in a straight line from an exterior wall to the kitchen and lounge partition one can enjoy uniquely framed national park views, amazing sunset vistas even the palm fronds suspended over the pool.
Another porthole set at the highest point of the building offers wonderful scenes of blue skies and white clouds floating by. At full moon, silvery moonlight shines directly into the home through the porthole illuminating the entire living zone, which makes for a spectacular sight.
Over one third of the home faces north and east across the pool and verdant, tropical gardens.
Bordering this fa ade is a private zone with a covered, poolside patio more like an alfresco living room. Extending the length of the building, it's where the owners relax, soak up the sunlight and regularly dine and entertain. Evenings here are especially magical. Dining under the stars with subtle light coming from candles and below the surface of the shimmering pool.
Living here is comfortable no matter the time of the year. Elevation, aspect and design help Mother Nature moderate the internal temperature. So will the air conditioning units in the master bedroom and living room if called upon.
With the path of the summer sun higher in the sky, the cooling afternoon sea breezes and cross-flow ventilation keep interior temperatures comfortable and the sun out. In winter, the sun's path from east to west is set lower in the sky, shining deep into the home where tiled floors generate passive heat and a warmer interior.
Other design details:
Efficient storage is the key to the uncluttered look of the home. And there is storage aplenty ranging from deep cabinets to the voluminous roof void with an AmBoss ladder system for easy access.
All bedrooms have an immediate connection with the gardens or the pool via glass slider doors.
The master bedroom is substantial. Located on the north-east side of the home it opens out to the pool patio and evergreen palm trees. A mix of plantation shutters and curtains keep the early morning sun at bay until ready to rise.
Adjoining the bedroom is a large scale ensuite with spa and separate shower.

Cost-saving features and benefits include:
Roof insulation, solar tint on windows applied April 2017 reducing heat ingress by 85%, insulated garage door (2017) and LED lights throughout the interior (2017) cutting back electricity and air conditioning costs and making year-round living comfortable without revving up energy consumption.
Solar hot water installed April 2017, new HWS (300ltr) April 2017
The Colorbond roof fully re-nailed in 2017 and Gutter Guard protection (the screw-in type) 2017. Reduces the impact/degree of storm and rain water damage
Termite protection barrier checked March 2016
Gardens extensively re landscaped by professionals in 2016
In-ground pool with pool light. Deepest point of pool 180mm approx.
Outdoor shower
Rain water diverter installed to divert rainwater into the pool (saves on town water costs).
Interior repainted in 2015
Plantation shutters installed to add tropical appeal, control light and breezes.
4 bedrooms, 2 bathrooms, both bathrooms have a separate bath
2 bedrooms opening onto the pool deck
Safe installed.

A visually impressive and highly functional home with wonderful welcoming space. If you are looking for the classic beachside lifestyle it doesn't get much better than this.
