Last Listing description (November 2017)

Laguna , 530 Old Rosevale Road, Warrill View
Laguna at 283 acres and Elysa at almost 100 acres are 2 fertile grazing properties to be quickly sold by different members of one family to allow a combined family purchase of a much large commercial cattle property. The properties are being sold separately with the option to purchase both available.
Both farms are located at Warrill View, a quiet farming community just over 60 minutes to the Brisbane CBD and renowned for its very productive country, are on the same sealed road and only 2.3kms apart. The RAAF Amberley Air Force Base is just 20 minutes along the nearby highway - Ipswich CBD another 10 minutes. The electric Citytrain to Brisbane and beyond is also only 30 minutes away.

Laguna (Circa 1895)
In a nutshell this 114.9 hectare or 283 acre property is a good cattle farm, consistently carrying 75 breeders and their progeny - often being prize winning calves. The reason is simple the quality of the country, the water and virtually ever inch of the farm is useable for good grazing. The high quality of the farm improvements are just a bonus. 80% of the country is gentle undulating open grazing country, with mostly soft heavy soils mixed with loamy soil - ideal for breeding and backgrounding cattle. The balance country is mature Iron Bark & River Gum trees ideal shade.
Laguna is well watered. There are 4 dams, all currently full to the brim. One is a 10 megalitre dam, another is spring fed. The Southern Cross windmill has never run dry since current ownership and water is pumped to numerous tanks and troughs. There is 32,500 litres of rainwater storage. Infrastructure from the large dam allows for irrigation to both the horse paddock and the extensive low maintenance native gardens and the row of established liquid amber trees along the long driveway up to the cottage.
The farm improvements are mostly new and as noted earlier are all first class the 21m x 9m 5 bay machinery shed, numerous other sheds (all sheds with power), custom made cattle yards and the vast majority of the fencing and gates. There is little to add here if anything for this farm.
However to just focus Laguna as just a good cattle farm very close to Brisbane would be to seriously under sell what is on offer here. For a start this is a very private property, and rarely found.
The one bedroom cottage and one bathroom (Circa 1895) was a former stockman s cottage for the nearby Normanby Homestead. Built from local timbers it has stood the test of time with ironbark floors and hardwood frame. The 140m2 under roof cottage was extensively renovated throughout in 2010. The original tin roof was in excellent condition and was purposely kept for effect. The kitchen with island bench is just beautiful and includes Stainless Steel Smeg appliances. Four large sets of French doors were added to bring the outside in. One of the home s best features is the hardwood timber deck on 3 sides. Which is great for meals while observing the cattle and horses is also ideal to take in the beautiful views, mostly particularly of the sunset on the spectacular mountain peaks, ranges and escarpments of Main Range National Park. It is easy to see how the original settlers would have enjoyed the same views as seen today with their ideal selection for the cottage site.
Importantly the property does also offer an ideal location for a second home. This simplistic, mostly level site has power and water, compliments nicely the cottage and other infrastructure and very importantly has those views!
The Two Sales
The parents are determined to assist their son and his new wife pursue their interests in the cattle industry. Laguna & Elysa both need to be sold and sold soon to enable this to occur as planned.
