SERVICES
Mobile phone coverage, single phase power, mail twice weekly from Toobeah, Primary school at Kioma & Talwood with Primary & Secondary schools in Goondiwindi. Grain receival depots at Bungunya, Toobeah, Talwood & Goondiwindi as well as local feedlots.

COUNTRY
Predominantly self-mulching Belah / Brigalow chocolate soils with areas of reddish Belah / Box soils. The country is slightly undulating with some areas of cultivating being contoured with waterways. There are areas of cultivated land that has been put down to improved pastures consisting of Roads / Bambatsi / Buffel, Digitaria, Snail medic & Paraggio medic.

CULTIVATION
Approximately 7,000 acres of Jindabyne have been cleared and farmed in the past. Currently, there is 1,525 Ha (3,770 Ac) of cultivation, all planted to winter cash crop. The soil is fertile moisture retaining soil, making it suitable for growing wheat, barley, oats, chickpeas, millet and sorghum, all of which has been successfully cultivated in the past.

FENCING
Fencing is in sound stock proof condition. The property is subdivided into 11 paddocks with laneways servicing the cattle yards. The southern boundary is high netting exclusion fence. All new fences have steel end assembles and consist of plain & barb wires.

WATER
"Jindabyne" has ample water for the preferred operation with bore water from the Kywanna bore scheme servicing all paddocks. The bore water is piped to tanks that supply troughs in all paddocks, 13 large secure surface dams and 3 creeks that traverse the property being the Waverly, Lapgate and Boogarah creeks.

STOCK YARDS
Portable steel panel cattle yards with drill stem posts rammed for strength. Includes crush, calf cradle, loading ramp, undercover work area and water connected. Feed yard still under construction, designed to handle approximately 600 SCU, in 4 pens.

HOMESTEAD
The homestead is a four-bedroom timber home with a formal lounge/dining room, office, and three bathrooms. It also includes an easterly facing verandah overlooking the garden dam, set within a large and well-manicured garden. The Homestead is serviced by rain, bore, and dam water sources. Additionally, there is a three-bay car shed and a cold room. In addition to the main house, there is a fully self-contained four-bedroom workman's cottage. This cottage includes a kitchen, lounge, office, large breezeway, and garage.
