SUBURB PROFILE - NERANG
There are several reasons why Nerang has proved an increasingly popular suburb in recent years. Its access to the Motorway and Brisbane, short drive to major beaches, business and retail shopping on the Gold Coast and proximity to the Hinterland have been a major influence on the suburb's increasing favour with buyers.
Located just 14 kilometres from Surfers Paradise, Broadbeach and Southport, Nerang's location makes it perfect for a wide range of residential lifestyles and property development.
The majority of residents in the area are families. Education facilities include a number of locally-based public and private schools, although there is easy access to at least 10 neighbouring schools. Younger families are also catered for with numerous childcare centres in the area.
Affordability and diverse choice of housing is another significant factor in Nerang's growth and popularity. Aside from high-rise apartments, almost every conceivable housing style, standard and lifestyle need is catered for at prices significantly lower than equivalent properties located five or six minutes closer to the beaches.
One of Nerang's more prestigious areas is Highland Park, an upmarket residential area where modern, elevated homes enjoy sweeping views across the Gold Coast skyline. Clear View, Clear Water, Surfers Country Estate, Billabirra Park, Riverlea, Riverside Park, River Springs and Sherwood Forest are micro-suburbs within Nerang, which include acreage properties, gated communities and lovely waterfront homes.
Nerang is the Gold Coast's oldest major settlement, pre-dating Southport by at least 10 years.
According to the 2001 Census there were 21,162 people living in the suburb with a median age of 34, compared to the wider city's median age of 38. The median individual income was between $300 and $399 per week, lower than the city's weekly income of between $600 and $699. Of all occupied private dwellings 59 per cent were either fully owned or being purchased, while 34 per cent were being rented.
Nerang's potential is being recognised with the Gold Coast City Council in conjunction with the Chamber of Commerce, planning beautifying projects in the commercial and retail centres in and around the west side of the Nerang River.
