Situated 5 minutes from Boonah in the rolling hills of Milford in SE Queensland. Milford Farm is a 53 acre farm on the northern aspect of the hills running up to Sugarloaf overlooking Boonah township. The property has a 5 bedroom homestead with large verandah. There are two large dams. 20 stables, training track, full size horse arena, round yard, foaling paddocks and 10 spelling yards. There is also a 5 acre area in back of property which is a remnant brigalow scrub area which has given the property Land for Wildlife status. There is a re planting project in progress with unlimited access to Council funded trees. There is an abundance of bird life especially water birds of all description on the two large dams.

The property main income is horse agistment with 20 horses on the property currently. It also has two farm-stay rooms within the farm homestead. The homestead was previously used as a farm stay exclusively with 5 bedrooms and 4 bathrooms. Prior to being a horse stud it was used as a tourism business for farm stay accommodation, camping and Australian farm experience holidays. It still has Council approval to be operated for tourist accommodation . There are another 4 "dongas" now being used as rental accommodation .
The farm income from horse agistment and farm stay ranges from $1000- $2000/ week.
The farm has good water and reasonable fencing.
The homestead has a 30 metre front verandah with stunning views over the valley towards Boonah. It has a recently renovated large kitchen, the main bedroom is extra large with two walk in robes , and a large en-suite. There is another en suite bedroom and a further 3 bedrooms with two other bathrooms. The house is a bit rambling in character but with a little renovation work would be a great family home or farm stay homestead.
There is a 15kW solar system which is battery ready and produces more electricity then is used on the farm. So it can be off grid if batteries were to be added.
There has been a planting of 500 lavender plants to start a small lavender crop. Some plants have been lost with the drought but the beds are ready and there are over 200 plants already bushed up and provided healthy number of flowers and a new irrigation system has been installed.
The property offers potential for further tourism income including camping/ caravanning, farm stay experiences and horse holiday stays.
The property's equine infra structure , stables yards, track etc are under utilised and would suit someone looking at developing an equine based business, this may include horse BnB accommodation, horse training establishment, horse stud etc.
Currently we are undergoing a drought so the countryside is a bit parched and we are struggling a bit as everyone else is in the area. Our dams still have water and we can still feed our horses so the farm is showing it can cope with bad conditions.
As we are running two other businesses and not getting younger we felt we could not carry on developing this property to its full potential so we have regretfully decided to sell.
It is a great location, has great potential, and is close to Boonah township with it's Super IGA, coffee shops and all the services you need. And only just over an hours drive from Brisbane or the Gold Coast.
