Looking for an affordable, large family home in Miles? Then look no further!
Number 60 Eleanor Street has been in our family for 22 years. During that time, we have raised our own children in the house and more recently rented it to tenants. It has four bedrooms, large sleepout, ensuite, large family bathroom, plus four-bay shed (including workshop).
Currently vacant, it is clean, tidy and in great shape, ready for its next chapter in life.
On a 1,012sqM block, the chamferboard exterior and tongue & groove interior has been professionally painted within the last twelve months. Similarly, the floorboards have been beautifully and professionally restored, sealed & polished.
The kitchen has also recently been renewed, and includes ample cupboard & drawer space, as well as a new dishwasher.
Split system reverse cycle air-conditioning is installed, using top-quality Mitsubishi compressors.
All of the electrical circuits have recently been replaced, with a modern circuit board and breakers installed. New, wireless photo-electric smoke alarms are installed throughout the house.
Roof-mounted solar panels and inverter have been in use for a number of years, without any problems.
The roof & guttering was replaced several years ago. During the roof replacement process and internal renovations, insulation batts were installed in the ceiling, external walls and all internal walls. Together with four whirly-bird air extraction devices installed on the roof, the house is incredibly energy efficient. It is easily cooled or warmed with the reverse cycle air-conditioning, with unused sections of the house able to be effectively sealed off when not in use. The large wood fireplace similarly comfortably heats the whole house when in use.
The evaporative cooler on the roof has been left in place, should the new owners wish to use it instead of reverse-cycle air conditioning.
All of the guttering is tapped into the rainwater harvesting system, with six first-flush diverters in place. From a 5,000L house tank, excess rainwater is automatically pumped to a 22,000L reserve tank, from where it is returned to the house tank when required. Rainwater is used throughout the house, with a simple mechanism in place to switch to town supply, should the tank water run low.
Our unique gravel driveway system catches all of the rainwater that falls on it, as well as on the shed roof. This rainwater is percolated into a sump system and pumped into another 22,000L tank for use on the extensive, mature hedges. Timers and drip irrigation ensure maximum water efficiency when gardening, with all gardens & hedges being supplied by timed drip irrigation.
The house is made entirely from cypress, with stumps of ironbark, providing excellent termite resistance. A comprehensive termite prevention barrier is also in place around the house. A termite inspection report from the last twelve months is available upon request, which confirms the above. The house is also professionally pest treated every 12 months.
The free standing pergola in the back yard is also made from cypress pine and is an excellent area for entertaining/BBQing, etc.
The shed has four bays, two of which are vehicle bays, the third a storage bay and the fourth a workshop. Above one of the car bays is a roof mounted winch.
A large workshop bench is in place, with bench vice and grinder. Behind the shed is a 12M long, secure dog run. Our large dogs were housed in that run, which includes its own weather shelter.
The cubby/tree house with slide has been freshly painted in the last 12 months. It also has two separate Guinea Pig hutches underneath, which are predator proof and which securely housed our Guinea Pigs when our children were small.
There is also a fish pond with goldfish and water lilies, kept clean by a pump & filtration system.
Priced at $195,000, we are glad to sell, but also quite content to wait for the right buyer.
