The current Council MCU is approved for three large buildings although only one - Shed No.1 has been built. This is a large shed. It has been cleared of fixed operational materials, leaving paved access paths and soil laydown areas. Adjacent to this shed is a 50,000-litre water tank that has a pressure pump connected.

Shed No. 3, is a 6.2m x 6.2m galvanised shed with a concrete floor, power and a roller door. At one end is a skillion roof, giving an undercover area ideal for machinery storage such as a tractor.

Shed No. 4, is 9.2m x 6.2m galvanised iron with a roller door and it is set on a large 15.5m x 10m concrete slab.

Adjacent to this shed is a 6.0m x 4.0m concrete slab ideal for outdoor storage or a another shed.

Power connection is one of the outstanding features to the property. Due to the operation power needs of the previous aquaculture industry the property is connected with three separate power lines. The first feeds the main shed and this is a high-capacity power supply of 300 KVA. The second line of a similar capacity runs to the dams that originally was used to drive the various pumps and although this has been disconnected it could easily be reinstated. The third supply runs to the house and other buildings.

On the north eastern part of the property is a 4-bedroom house comprising large lounge, family room, single bathroom and a inground pool which is currently not operational. The house could be renovated or a new modern house constructed in its place.

Adjacent to the house is the 2-bedroom workers accommodation and separate 5m x 7.5m office building.

A large open grassed area approx. 70 m x 75 m lies between the office and the sheds. This area would be ideal for further development. On the eastern side of the office is another large 100m x 50m grassed area. Again, this area could be utilised for a number different use.

As you would expect for an ex aquacultural operation there is excellent water available on the property. Dam No.1 (80m x 50m) is a shallow dam and which could be filled in to give extra usable land. Dam No.2 has a "L" shape and is 100 m long and 90m wide in its widest point. This dam is the deepest of the three being approximately 6 meters deep. Dam No.3 is again a "L" shaped dam and is located on the southern and western boundary at the bottom of the property. This dam is about 140 meters long at its longest point and 100 meters wide at its widest point and approximately 3 meters deep. In addition to the dams the property has 2 operational bores with good water flows giving excellent water security.

Along the eastern boundary there were originally 10 crayfish ponds however, today some have been joined up as one. Currently there are 8 ponds of which a number are dry. Vehicle access is available around the dams and ponds.

Location is excellent, being just off the Bruce highway (5-minute drive to Aussie World) giving easy access to either South or North along the MI.

Mooloolaba beach is only 21-minute drive away while Noosa Beach is a 46-minutes' drive.

Brisbane International airport is only one hour drive while the Sunshine Coast airport with its daily southern capital city connections flights is just a 25-minute drive.

This is a one-off property that can't be found anywhere else on the Sunshine Coast. The current improvements add real value to the property. The future usages for the property will be quite varied from a continuation of an agricultural type business to those looking to create a private peaceful rural retreat.
