TOOT-A-LOO is a 32.15 H/A 80 acre block situated 60Km west of Mackay at 19 Van Houweninges Rd in the beautiful Finch Hatton Gorge.

Toot-A-Loo is fully improved, fenced into 6 paddocks with well maintained, Callide Rhodes, Pangola, Seca Stylo and Kasungula pastures.
There s also a small amount of Guinea Grass and Signal grass throughout the property.
It s well watered with Finch Hatton creek forming its southern boundary.
This Creek is permanent and supports a swimming hole of about acre in area and 14ft deep in the deepest point.
It also has two other permanent creeks one entering the property about of the way along the Western boundary and the other coming in from the south western corner, these two smaller creeks join Finch Hatton Creek at the swimming hole.
Another gully on the northern end of the property has water in it for most of the year.
We have a 24 ha irrigation licence to pump from Finch Hatton Creek but very seldom have to use it due to the fact that the property is in a very high rainfall area with an average of 2,500 mm/ year +.
Water is supplied for irrigation by way of a 3 electric pump and 10 chain of underground main with 4 hydrants.
The property is mostly flat and on two levels, there s approximately 25 to 30 acres of creek flat then the balance of the area is up on a terrace.
The house, shed, stables and cattle yards are all on the terrace.
There is a 2,000 tree forestry plantation near the house which provides a good deal of privacy and attracts a large variety of native birds.
Unfortunately, cyclones Aivu and Yasi have done considerable damage to this plantation destroying approx 1/3 of the trees.
1,000 of the trees are 14 years old and the balance is coming up 10.
The house is a comfortable 3 B/R with 2 bathrooms, summer lounge, and winter lounge with fire place, front and back verandahs joined by a walkway on the eastern side.
The machinery shed is close to the house with a covered cemented area between the house and shed to house an extra vehicle, caravan or motor home.
There s a cemented car port on the end of the back veranda.
The verandahs are stained timber.
The machinery shed has two shipping containers permanently installed in the closest bay to the house for secure storage.
The pressure pump for the house is in one of the containers.
The roof of the shed is high enough so that the tops of the containers can be used for storage as well.
Water for the house is supplied by a 5,000 gal cement rainwater tank, and water for the stock, house yard, garden etc is supplied from a 5,000 gal poly tank that gravity feeds from the highest hill on the property.
This tank is filled from a well located beside the creek by way of a 1-1/4 jet pump.
This tank can also be filled from the rainwater tank during the wet season, as well being switched over to the house in the event of the rainwater running out.
The stock water, out of two cement troughs or out of the creek depending on which paddocks they are in.
There s 3 phase power down the creek for the irrigation pump and it would probably only take one pole to get it to the shed.
Because the property is situated a short distance from the Eungella National Park in Finch Hatton Gorge and has such a good creek and swimming hole it has the potential to be developed into a tourist park.
It also lends itself to hay production, forestry plantation, subdivision or a small stud.
We are presently running 40 head of 1st calf heifers on the property and they have remained in really good condition during one of the longest dry spells on record up until the rain before Xmas.
The cattle yards are portable panels with three yards coming off a round drafting yard which the crush, bale and loading ramp also come off.
There s a water trough in one of the yards.
The house has gardens and native trees and fruit trees around it to keep it cool in summer along with 3 split system air-conditioners and 5 ceiling fans.
The property is approx 1km from the end of the school bus run.
There s a primary school at Finch Hatton 8km away and a high school at Mirani approx 30 km away. The school bus services both schools with two separate runs.
We have satellite internet and underground telephone service.
Finch Hatton has a general store, hardware store, hotel, post office and rural produce depot.
The closest shopping centre is Walkerston approx 14km west of Mackay.
If you are looking for a small private ( there are no close neighbours) block Toot-A-Loo is well worth inspecting. It s surrounded by mountain ranges with spectacular scenery and has been said to be one of the best blocks in Finch Hatton Gorge.
