Huge price reduction. Vendor committed to meet the market. All reasonable offers considered
Huge price reduction. Vendor committed to meet the market. All reasonable offers considered. A great opportunity to acquire one of only a few hillside properties with magnificent views of the harbour. Existing side driveway and benched site for the top elevated lot above the existing residence. Potential for dual occupancy.
Located at the top of a quiet cul de sac on Grassy Hill, considered the premier residential location of Cooktown, this historic Queenslander has character and one of the best harbour views in Cooktown. This was the original Government Harbourmaster's House. It is just a few meters from the protected Grassy Hill Environmental Park and an extensive walking track system through protected areas and to the beaches on the eastern side of the hill. Situated in a sheltered position, with a large variety of wildlife that visit the property on a regular basis.

Cooktown and the property are virtually surrounded by National Park, marine Park and Environmental Reserve land: Mt. Cook National Park, Endeavour River National Park, Great Barrier Reef Marine Park, Grassy Hill Conservation Reserve.
The house is of early Tropical Queensland design and has 3 bedrooms plus an office or fourth bedroom with a long central hallway. The interior of the house was partially renovated 8-10 years ago, including a new roof, an extended lounge room, new bathroom, kitchen and large laundry area plus a verandah facing the harbour. There is a workshop and storage area under the house.
Improvements to the 1,332m? lot include extensive terracing that provides a maximum of flat land, a driveway to the upper terrace and and a 6 x 9 meter orchid house with a concrete floor and apron with permanent galvanised benches.
The property is suited to dual occupancy in accordance with the Cook Shire Planning Scheme. The location of the existing house is at the very front with the rear terrace having the best views of the harbour.
The property is on the fertile red-soil part of Grassy Hill and there is not the expense and difficulty encountered amongst granite boulders in other areas, although terracing on the property has incorporated relocated granite boulders.
The waterfront and town centre are just a short walk from the property.
Since sealing of the road, Cooktown has become more accessible and is well-serviced with daily bus and courier services and regular commercial airline flights. The Coral Sea and Great Barrier Reef are just around the corner from the harbour at the mouth of the Endeavour River. It is a world-famous big-game, reef fishing and diving area as well as the gateway to the Cape York Peninsula and Gulf rivers to the north and west.
Cooktown faces west across the harbour and is renowned for its sunsets. The town and surrounding areas are full of history. There are several National Parks and reserves adjoining and in close proximity to the town.
There are only a few properties on Grassy Hill with a wide view across the harbour and this is one of the best of them.
Price : low $300,000s - Grant Freeman
