Country:

The property comprises a mix of alluvial creek frontage soils in the east, running to undulation goldfields soils and decomposed granite soils leading to a small hill to the north of the property.

Away from Sheep Station and Dairy Creeks the soils are mostly red and gravelly soils dominated by Bloodwood, Box and Ironbark On the majority of the landscape there is a good smattering of Red Natal, Black Spear, Urachloa and Stylos. The more fertile creek frontage is timbered with Black Teatree and Paperbark and pastured with Urochloa, Indian Couch, Stylos and various native grasses.

Estimated sustainable carrying capacity is approx 100 mixed cattle depending on season.

Woody weeds are prevalent along the creek frontages and include Chinee Apple, Rubbervine, Bellyache and isolated Lantana. Much of the northern area of the property has had very little grazing pressure and is almost without woody weeds.

A seasonal waterfall exists to the south west of the cattle yards and provides an oasis in the middle of a grazing paddock to explore and to cool off.

There are two hills in the paddock, to the north that provide views, above the tree line, up-river of the Weir and looking back towards Charters Towers.

Infrastructure & Fencing:

House:

The present owners built, but never occupied, a small timber and steel framed one-bedroom house in 2017. The house is located to the north of Dairy Creek and approximately 500m from the Weir Road.

Constructed of steel and timber frame with Hardiplank walls, compressed fibro floors and Trimdeck roofing the house has been fully tiled and partially painted internally. The bathroom is spacious and well-constructed. From each side, running along the length of the house is timber framed roof originally designed for verandas/outdoor living or for further bedrooms, internal living areas, kitchen etc. The structure is in as-new condition.

Adjacent the House is a new 5000-gallon Poly water tank for catching rainwater for the house. Has the ability to feed water into tank at the well for drinking water for livestock, if need be.

Fencing:

The property has some old fencing not in stockproof condition. There is a small holding paddock at the cattle yards.

Cattle yards:

A set of portable panel steel yards in fair condition is located near Dairy Creek.

Water:

Water sources are limited to an old, but reliable, well near Dairy Creek, and seasonal water in the various creeks. A solar pump exists at the well near Dairy Creek which pumps into a 5000 Gallon tank that feeds into troughs to water livestock.

The are no man-made waters on the remainder of the property.

Livestock & carrying capacity:

Nil included in the sale. Currently the property runs a herd of approx 60 mixed cattle but could likely sustain, with water and fencing development, approx 100 mixed cattle depending on season.
