THE AUCTION PROCESS & FREQUENTLY ASKED QUESTIONS

How do I know if I'm eligible to bid?
The only requirement you need in order to bid is to be pre-approved (unless you're a cash buyer)

How do I register to bid?
To register to bid, you will need to complete a 'Register to Bid' form which consists of: the property address that's being purchased, the names of the buyers going on the contract, the date of the contract and signatures

Do I have to be at the auction to be bid?
No, you don't have to physically be at the auction to bid. If you are interstate or you can't make it to the property on the day, you are more than welcome to bid over the phone. We will have agents available on the day to help.

What happens if I am the successful bidder?
Congratulations! The property is sold to you! After the auction, the contract of sale will be signed by yourself and the sellers. Once signed, you will need to arrange the deposit to be paid into our trust account.

If I'm not physically at the auction and I am the successful bidder, how do I sign the contract?
That's not a problem at all. The auctioneer is authorised to sign on behalf of the buyers and/or sellers.

What happens if the property doesn't sell on auction day?
If the property doesn't sell on auction day, the property will continue to be on the market and will be open to offers subject to finance and building and pest.

Can I still be at the auction even if I don't want to bid?
Yes! You're more than welcome to come along!

Can you tell me the reserve price?
Due to the Queensland Legislation related to auctions, legally I can not give a price guide or disclose the reserve price.

What are the terms and conditions of the auction process?
If the property is sold under the hammer, the property is sold unconditionally, meaning it's not subject to finance or building and pest conditions.

I've never been to an auction before, what do I actually do?
Great question! The auction process isn't as intimidating as it seems. Here's the process:

1. Let me know that you would like to bid at the auction
2. I will walk you through the 'Register to Bid' paperwork (either prior to the auction or on auction day)
3. Once signed, I will give you a paddle that allows you to bid during the auction
4. The auctioneer will introduce the property, clarify the terms and conditions and call for opening bids
5. Once the bidding starts, the auctioneer will call for the next bid
6. If you would like to place a bid at the price that's currently being called for, simply raise your paddle

On auction day, the property will either sell under the hammer or it will be passed in.

If I'm registered to bid, am I obliged to bid?
No. If you are registered to bid, there is not obligation to raise your paddle during the bidding process. If you're happy to bid, raise your paddle. If you don't want to bid, simply keep your paddle down.

What is the benefit of an auction for me as a buyer?
The benefit of the auction process for buyers is that it is the most transparent way to purchase property. When you're in a multiple offer situation through the private treaty process, you have no idea what offers the other buyers are submitting. During the auction process, you know exactly where other buyers are sitting.
