To the east is the Gold Coast with its beautiful beaches. The plateau itself to the north contains predominately preserved rural environments.

Canungra township is 20 minutes away. The closest major centre is Nerang which is 35* minutes to the east. Gold Coast beaches are 50* minutes away. Beechmont township is 5* minutes away and includes a primary school, community hub and caf's. The closest high school is at Nerang.
The property elevation is between 550m* and 600m* above sea level. The deep red volcanic soils and mild climate at this site is ideally suited to the production of high yields of premium quality Avocados.

Back Creek and a permanent spring run through the property and an area of rainforest with giant boulders shelters the northern end of the creek on the property.
Fresh clean high quality irrigation water is available for irrigation from Back Creek and a 4500L per hour bore. An 8* hectare irrigation licence is registered to the property. Back Creek is a permanent water source with flows continuing even through the recent drought of summer 2019 / 2020. Power supplies the main irrigation pump which draws from a concrete weir. The bore is equipped with a submersible pump. Both the irrigation pump and bore are on a separate meter allowing access to reduced pumping tariffs.

There are currently 1182 mature Hass avocado trees under production with an averaging average total yield of 80* tonnes per year over the past five years. Another 512 Hass avocado trees planted in April 2017 are coming into production.
The rootstock is predominately Velvic which is consistently demonstrated through research as being the best performer in east coast Australian conditions. The orchard is managed part time by one person with additional labour required for harvest. Crop management is minimised due to the characteristics of the Velvic rootstock with no need to spray for fungal and bacterial diseases and there are only occasional localised insects to control. Sorting, grading, packing and marketing of fruit is all off-farm. Bulk bins are sent to the Natures Fruit Company growers cooperative where fruit is processed and sent to the major supermarkets and central markets. The large workshop and machinery sheds are suited to the operation and houses all equipment and materials.
The property is situated on two lots and includes a three bedroom house with stunning rural views. Ten hectares is currently set up for equestrian pursuits with a full size dressage area, numerous paddocks all with shelters, wash bays and a large shed. Most of this land is also available for future expansion of the orchard having previously being used to grow kiwi fruit commercially. Currently, 9* hectares are planted with avocados with another 8* hectares of prime land available for further expansion.
