Last Listing description (August 2021)

18.6 ha (approx. 46 Acres) white zone with 685 mtrs of creek frontage + 2 Dams. This property is steeped with history in the settlement of Wartburg and Baffle Creek. Currently the property has been beautifully cleared and has a liveable shed and secondary shed. The future is an open book with heaps of potential for tourism, perhaps future subdivision or development. The view of the creek from all areas on the block is just magnificent. The land is locked-in white zoned and has been cleared to take full advantage of the creek with just over 685 metres of creek frontage it sure is a property with huge potential. The are many areas that you could build a home and overlook the beautiful Baffle Creek and due to the elevation of the block plenty of flood free sites to choose from. The property is on each side of Boat Ramp Road so you have direct access to a concrete boat ramp.

With the liveable shed being 12.5 x 6 m plus 4 mt wide carport/front veranda you have a good area for temporary living while your plans for the rest of the block are realised. With 1 bedroom, a modern bathroom, laundry and kitchenette and living area with 2 mezzanine floors for additional guests or storage - it is well set up as temporary living area. Powered by a 3 kw standalone solar system with backup generator. Hot water is gas as is the benchtop cooker. No shortage of water with 3 x 22,000 ltr water tanks, 2 for rainwater and the 3rd is dam water storage. There is a pump on the dam with underground pipe to the tank at the shed (which then has a pump for watering etc) Behind the accommodation shed is a fully fenced dog yard area. The second shed is 9 x 9 mtrs including the carport and one side of the shed houses the 60 KVA Cummins Diesel back-up generator with easy start. Beside the existing shed another section has been levelled for a large shed or house the size of the building platform is approx. 50 x 27 mtrs.

The owner is in the process of setting up a farm stay/camp area for self-contained vans or RV's near the grove of well-established mango tree that offers a beautiful shaded area overlooking the creek.

There is also an area with approx. 45 established passionfruit vines set up with posts and wires.

Future
Potential income - finalise the farm stay area and look into the possibilities of establishing other Camping, RV or caravan accommodation. The current council guidelines do not make this block readily able to be subdivided but there has been an influx of residents to the area and land is in short supply, the state government has been discussing in some media interviews the possibility of looking a future subdivision. Boat Ramp Road actually already technically divides the property and there has been a section of land just next door that has been subdivided to less than 5-acre blocks so that may assist with the precedence being set for the ability to sub-divide up in the future. It could also lend itself to future development of commercial land as it is nearly opposite the Wartburg School and has the Lutheran Church on the corner of the block. Recently the government has also been announcing that they are going to continue to encourage the work from home initiatives including more encouragement for working remotely and moving to rural areas so the future possibilities for the land could be endless.

History
Wartburg was settled by German migrants whom were allotted land via ballot. The migrants were transported to Rosedale and rode the ferry from the Rosedale side of the creek to the Boat Ramp Road area on Wartburg side. They disembarked to the boat ramp that is located on this very land to await their issue of land. Wartburg loosely translates to Waiting Hill and this property makes up part of the Wartburg hill that they would have been waiting upon.

A beautiful old Lutheran church early 1900 sits on the Coast road corner of the property the church land is a leasehold on the property but does not attract an income. The Church on the cusp of celebrating 125 years. Whilst the church is not currently used it does make up a unique part of the history on this land. Also located on the land was the sugar juice mill and there are some remains of the building still located on the property. Originally there were a few small building on the property, the mill managers cottage, built near the still standing mango trees and a post office and general store near the site of the Church/
