This is what the owner has to say I love this unit and am sad I have to sell it but there comes a time when plans change and we have to move on. I love that I have complete privacy yet stay in the middle of town. I love watching the activity on the water as it continues to change. I understand people are concerned about the high body corp fees, after all $2300 per quarter is a sizable amount of money. I have always looked at it the other way though. For my money I get a beautifully presented, well maintained complex with swaying palm trees and idealic setting. I can swim laps in the wet edge pool or relax by the edge soaking up the view. I can enjoy playing with the kids in the second pool or jump into the spa and enjoy a relaxing soak to ease away all my built up stress and tension. I never have to think about cleaning or maintaining the pools or spa, nor do I have to think about trimming trees and weeding gardens. I never have to think about sweeping the driveway, cleaning the stairwell or putting out the wheelie bins. I never have to think about repairing anything outside, nor maintaining the building or paying my insurance. I have an insurance policy for inside the unit, covering everything including furniture and tenant insurance for less than $200 per annum so I see the value in paying my body corp levies because I always wanted to enjoy my unit not do jobs when I go there and I would never have saved the money to pay for repairs like I do for my house. There is an on-site manager who can manage my unit for me if I choose and they also look after everything to do with the complex so all I have to do is relax and enjoy my property.
Because I understand buyers are put off by the body corp fees, I am offering to pay the next two years up front, should someone purchase this unit at the asking price. That way, you can enjoy it without the extra costs. In two years time rents will most likely have gone up again (I used to get $650 per week) and the Governments may have found a solution to the cost of insurance cost. Even without that, I am so confident that you will love my place, that you will see the benefit of the body corp once you have experienced staying there.
