Last Listing description (March 2024)

This is a unique offering with two dwellings on the one title, set on a 882.9 sqm block with residential zoning. Located one street back from the Main Street of Wyalong which has pass through traffic of approx. 2500 vehicles a day.

The first dwelling is a lovely double brick church which has been carefully preserved by the current owner. It features wooden pine floors throughout, an arched entry way and unique stain glass windows. Preservation work includes floor sanding and coating, fresh internal and external painting including wall preservation, gutter replacement with roof line resealed within gutters, roof windows relined with lead, internal floor sanding and polish.

The deconsecrated Anglican Church carries historical significance to the Wyalong community. It is the oldest church in the district, enjoying a centenary in 1994. Beginning as a tent building with a dirt floor in 1894, the foundation stone of the brick church was laid on 3 September 1918. It has a predominant hand-painted three- panel stained glass window created by William Montgomery, Melbourne's Leading Stained Glass Artist 1887-1927. https://williammontgomeryartist.com It is a memorial to a local son, Lance-Corporal William Henry (Henty) Wheeler who was killed in action at Lone Pine, Gallipoli.

There is a current DA consent (DA2018/006) in place until March 2023 (approval is subject to conditions for occupation certification) as a function centre.

The second dwelling is a transportable building, previously used as a meeting room but converted by current owners into a studio. It has been tenanted for several years. The plan is open style, includes a kitchenette, ensuite bathroom with shower, vanity and toilet. Reverse Cycle Split System for heating and cooling. The two dwellings share the same electricity but the studio can be isolated separately from its meter box.

Combined the two dwellings create a unique opportunity not usually available in undeveloped churches. Electricity, town water and sewerage are connected, and main gas is available. There is a unique keystone brick wall which was designed to be removed at a later date for church extensions without having to pull water and septic into the church building itself. The church lends itself to a conversion to a private residence, or as a shared tenancy space or airbnb, with the studio providing short to medium term accommodation for renovations or a standalone second income.

The region is one of opportunity with the recent approval of an underground gold mine extension at Lake Cowal, 25 mins from the town and a large solar farm under construction, there is limited short- and medium-term accommodation on offer. The town itself is experiencing positive expansion from both private and government funding and employment is readily available.

Wyalong is well serviced by the local hotel with meals, motel, post office and primary school. It's just over 4 kms to the larger town of West Wyalong which is on the junction of the Newell & Midwestern Highway. West Wyalong has an airport and is serviced daily by the rail bus in the mornings to Wagga Wagga to catch the XPT to either Sydney or Melbourne returning in the afternoon. K-6 Catholic School, Public Primary and High Schools, there are also weekly bus runs to boarding schools in Wagga, Leeton and Yanco. A vibrant main shopping centre with two supermarkets, excellent coffee and food outlets, homewares, clothing and furniture. West Wyalong has a hospital and three Doctors Surgeries. Looking for that tree change then this property and township have so much to offer.
