Water:

The block has a small dam and an allocation of water from a water scheme.

The land is freehold, with the added bonus that each of the 44 blocks in the original subdivision have one share of the water from the Birchmans Estate scheme.

Basically, this is how the scheme works: Each shareholder (block) receives one share in Lot 1, with the bore and dam and is Company Title with the company Birchmans Pty Ltd set up with each lot owner receiving one share in the company and then each shareholder will pay a contribution of approx. $350.00 per year into the sinking fund, owned by the shareholders of the company, which has been established to cover the maintenance, insurance and running costs of the water distribution.

As a shareholder, you have equal say on how this is organised and run. The scheme is managed by the shareholders and a board of directors who are nominated by the shareholders to make the decisions, etc. Any shareholder can be a director if nominated or volunteered to be elected at the shareholders meetings.

This non-potable water (not drinking) is for gardens, stock or washing cars etc. and the water metre is located on the boundary. The system is very similar to a town water set up, except that the water is not for drinking. The scheme allows each of the 44 blocks an allocation of 350,000 litres of water each year and you can purchase extra water if required. The water system is supplied by a 17mg dam and bore on lot 1 which is pumped to a header tank (similar to town water) which is then supplied to each block. You can use the water straight from a tap or even store it in a tank for later use.

Building Envelope:

The building envelope is approximately 2000 sq mtrs, and can be moved or changed by lodging a Development Application (D.A.) to council for approval.
There is no time limit to build or building restrictions other than normal Council ones that go with any building application. The block is fully fenced with Tar road access.
The zoning of this block allows for Dual occupancy. (meaning 2 houses can be erected on the one block of land). You can also apply to council to have sheds for machinery, storage, hay, stables etc

Services:

In respect to the services (i.e. Phone, Water) these are supplied somewhere near the front boundary of the block. You will have to have a septic system installed and water tanks for drinking water. The power is at a nearby pole and already has the 240v transformer fitted, this is a huge saving to the purchaser.

Restrictions:

There are only a few general restrictions on animals that I am aware of, for example cats must be contained or kept inside which is a council standard type ruling,....but you can have both domestic and farm animals...horses, sheep, cattle, alpacas, chooks etc.

School Buses go daily from here to Canberra, Queanbeyan and Bungendore.

Directions:

From Canberra, take the Federal Hwy to Macs Reef Rd, follow for approx. 9 klms, Turn Right onto Denley drive, then take the first on the right onto Birchmans Grove and follow down approx. 1.4k and the block in on the left.
