Last Listing description (December 2018)

For those who aren't familiar with Copmanhurst really must go for a drive to see what's on offer. It's a sleepy country town with very little more than a general store, a pub, country folk and one of the most enjoyable stretches of river in the district.
Be sure to pop in to the pub and have a counter lunch when you are on your travels and ask the locals about the area. You may discover the best camping spots, the rope swings and also learn why you want to grow your roots here.
Just outside of Copmanhurst is a very affordable opportunity on a very easy one acre allotment (approx.). Most of your neighbours in the area have much larger holdings and in fact, many of the best in the valley. Depending on which way you choose to travel, Grafton or South Grafton are approximately 20-25 minutes from our destination.

We know the area is lovely, the block is a great size and the home itself has plenty of promise. Please understand we are under no illusion that there isn't work required here. The home of mixed construction is designed to take in light and the surrounding rural views. The use of glass sliding doors and large windows allow the home to breathe and welcome the outside in. The recently installed kitchen features an enormous one piece timber slab as the island bench creating a stunning feature. The fresh white cabinetry compliments the fresh white walls and timber floors that continue out to the back deck, where the eastern views can really be enjoyed. Three bedrooms and one bathroom are a staple.
Ample shedding is provided with carport accommodation for up to 5 cars, 3 garden sheds are inclusive, a large bus is decked out for storage and an open three bay work shed completes the package. There are plenty of established trees and garden beds to work with on this large fully fenced and reasonably level block.
Just in case you were wondering, water and power are connected to the property and we are pleased that the estimated annual rates come in at close to one third of the cost of those in town (approx. $1,050pa). Added extras is solar hot water system and the independent septic system.
We highly recommend you start your searches early and call to review the contract. We have clear instructions that this property is to be sold and we believe fair market value will be a very attractive venture.
If you are looking for affordable entry and aren't scared of swinging a hammer, be sure to call Jake Kroehnert on 0411 321 920.
** Note: Please enquire as to what inclusions will be noted on the contract of sale**
