Last Listing description (May 2015)
AREA
Total area 677 Acres (274ha). Freehold title.
COUNTRY
All cleared except for small areas along some creek frontages. Genuine strong undulating/rolling pasture country of red and grey loam type soils with a small area of decomposed granite. Very small area of granite outcrop.
The property fronts the beautiful and permanent Tarcutta Creek on the western boundary, while the Three Mile Creek traverses the property before entering the Tarcutta Creek. The property is divided by the sealed Taradale Road with some 95ha and all the improvements on the western side and fronting Tarcutta Creek, and approx. 179ha on the eastern side of the road (see property map).
Original timber on Taradale was Stringybark with some Peppermint Gum shade trees of the original species which have been retained together with a variety of planted natives and some exotics.
CLIMATE/RAINFALL
The whole area is regarded as a cooler temperate climate as would be expected in this area of Southern NSW. The annual recognised rainfall of 850mm is received mostly in late Autumn, Winter and Spring. A later growing district.
WORKING IMPROVEMENTS
Working improvements include large all steel cattle yards with race and cattle crush. Loading ramp direct access to road area. Lock up all steel machinery shed/workshop with concrete floor & power connected (20m x 13m), hay shed (15m x 8m) and smaller silo, usual smaller farm shedding.
FENCING, WATER & PASTURE
All fencing, both boundary and internal, is in very good to excellent condition and is mainly of all steel construction. The property is subdivided into eighteen (18) main paddocks allowing for ease of management. All gateways are well maintained and fully operational.
The water is a feature of the property with direct access to the Tarcutta Creek, Three Mile Creek and its tributaries plus eleven (11) surface dams, many of which are spring fed. Some areas are serviced by gravity fed troughing.
Perennial type pastures of cocksfoot, clover and rye species have been sown and maintained over the whole property. There is some areas of Lucerne and some small areas of native pasture adjacent to the creek frontages. All pastures have been supported by strong, well-planned fertiliser history.
HOME
An attractive brick veneer residence built in the late 1970 s, comprising three (3) spacious bedrooms plus home office and three (3) separate living areas. All conveniences, heating/cooling, and electric kitchen. An outdoor living area adjoins the home and blends to the gardens. A double lock up garage and lock up workshop is adjacent to the home. A 70,000 litre rain water storage supports the needs of the home.
GARDENS & SURROUNDS
The family residence is set in spacious low maintenance gardens of mature trees, shrubs and lawn areas. Supported by a gravity fed water system from a dam reserve. An attractive place to live.
Some distance from the home and overlooking the Tarcutta Creek is the original Taradale home site with huge elms and other exotic trees that would seem an ideal site to create a camping, entertainment, recreational area or maintain as it stands a historic reference to highly regarded districts.
PROPERTY UTILISATION
Taradale is and has been over many years a cattle breeding property. With a continued improvement in pastures and subdivision, management has changed in more recent times to a breeding and finishing property whereby progeny are weaned and carried though to a feedlot entry stage or trade cattle.
The property continues on with several options whereby it will sustain a complete self-replacing breeding herd, it would seem ideal because of the location, to be part of a background in fattening enterprise or to remain as it is currently managed a combination of both enterprises. It must be noted that because of the rainfall and late season patterns, Taradale will readily produce excellent fodder crops over the late Spring and Summer periods.
REMARKS
Taradale is a quality property in a very desirable area. Taradale will be sold this Autumn as is placed for sale by public auction to express by the vendor a genuine wish to sell. The property has been destocked and presents an opportunity for a new owner to enter into full production immediately.
