Last Listing description (January 2019)
This 3 bedroom secluded property is the ultimate bush retreat set on 145 acres of pristine native treeland.
"Ellamatta" was built as a fabulous weekender, but, equally suited as a permanent home, this property leaves nothing to desire! The main house features a corrugated colourbond exterior and is fully insulated and lined with various timbers. This house stays warm in winter, and cool in summer. A timber verandah wraps around two sides adjoining a shaded deck area. The entire verandah is secure with handrail and mesh to keep in young children and/or dogs.
The furniture in the house is included in the sale. The spacious kitchen features plenty of benchtops and cupboard space, a double sink, gas cooker, fridge-freezer and separate bar fridge. The kitchen overlooks the dining area, featuring a huge solid bush timber table (easily seating 10), and onto the loungeroom with its stunning stone fireplace with huge built in wood burner. Two comfy sofa's make for a cosy seating area near the fire, and for warmer weather, there are glass doors leading out to the verandah. The timber lined ceilings are 10ft throughout.
The light and airy main bedroom is approx. 5m x 4.2m, with two windows and a door opening onto the verandah. It contains a queensize bed, wardrobe, and assorted furniture.
Bedroom 2 also has two windows and measures 5m x 3m and contains one double bed, a cot, and 2 single low-set bunkbeds and features walls lined with old newspapers over the timber.
Bedroom 3 is approx. 4m x 4.5m and has a double bed and some built in storage, in addition to which, through the double sliding doors on one wall there is an additional box room measuring 4.5m x 2m. This has two sets of low-set bunk beds in it, and, with the double sliding doors open, provides further sleeping for 4 people. This room also has a door opening onto the verandah. Forget bringing a swag - this weekender already sleeps 12 persons in proper beds!
There is also a further, fully lockable storage room within the house, and a large bathroom containing a shower, toilet, basin, laundry tub and twin tub washing machine.
All the windows and doors are top-quality aluminium, all exterior doors are open/shut (not sliding) and all the windows have flyscreens.
The huge house-yard is very well fenced with 6ft wire mesh and good gates to keep dogs (and young children) in and kangaroo's out! The yard is nicely cleared and has some natural lawn area, shrubs and garden beds, and a stone backed "fire-pit". The house is totally surrounded by bushland and birdlife.
Behind the house is an astounding complex of sheds/storage (all under the one roof). Looking at the photo's from the left end is a good-sized, partly open wood-shed, adjoining a secure, locked up workshop. Next are two double depth, open bays, approx. 6m wide and 10m deep, then a single lock-up garage at the front, with another 2 covered bays 6m wide and 4m deep. Running behind this garage and 2 open bays is another secure, lock up shed measuring 9m wide and 6m deep. This shed has a pot-bellied stove in it. Behind this structure, running its length is a covered verandah providing extra storage for timber etc.
The property is fully powered by a substantial solar power system with battery storage. Rainwater is collected off both the house and the huge shed complex and is stored in numerous tanks.
Everything has been thought of in the construction of this amazing property - there is NOTHING left to do.
The remaining 145 or so acres which is not in the cleared house-yard is simply pristine native treeland. Part of the boundary is formed by creeks, further encouraging the native fauna and flora. This really is the most beautiful bush setting, you won't want to leave!
Situated at Running Stream, some 40 minutes drive to both Lithgow and Mudgee, and approx 2.5 - 3 hrs drive from Sydney and approximately 5kms off the Castlereagh Highway.
