WHAT a magnificent find!
A beautiful adobe stone cottage on some 730 acres (yes that is big enough to get lost on) of well timbered but partially cleared land just half an hour's drive from Grafton on sealed road. The paddocks that are cleared are ripe with feed and it is understood the timber stands haven't been milled since the 1950s.
When he built the house in 1992 1994 the owner treated the bearers and joists with anti whiteant chemicals and as a result, he said, there had not been white ants inside the house.

The cottage is strongly built and the owner says there has never been any movement at any part of the structure.
The kitchen has a No 2 Rayburn stove with a wet back that heats the water in the tank in the loft.
Water comes from a 20,000 litre tank and is pressurised by a 12-volt pump. Hot water is gravity fed from the loft tank. There is also a solar hot water panel connected to the tank which works well.
There are two toilets one in the bathroom and one in the laundry.
The septic system was put in to council specifications and has always worked perfectly. The absorption trenches are about 70m down the hill, well away from the house. The tank has never had any issues.
The bath water is currently plumbed to trickle down the hill where there was once a vegie garden.
There are five solar electric panels in between the two dormer windows facing north. They are 60 watt each which is barely adequate by today s technology. They supply current through a regulator to the battery bank. Batteries are six 2v low discharge. They whole system supplies power for lighting and the water pump. There is also an 800w inverter to supply occasional 240v power for food processors etc. When using the washing machine, there is a generator which also recharges the batteries through a 1000w battery charger.
The whole electrical system has never given any problems says the owner but, with current technology, an upgrade would be recommended.
While parts of the laundry/study building remain unfinished - the building still serves a useful purpose.
Down the hill from the house is a 3 million litre dam which is spring fed and is always pretty full. There is a firefighter pump in a housing that can pump up to the shed (where the current owners once grew yabbies).
There is a sturdy and large carport near the house as well as a less substantial carport that is in fair condition.
Currently a neighbouring farmer runs (nominally) 30 head of cattle on the property for which he pays $30 per week.
The owner describes the boundary fences as follows - 'The fences to the north are virtually new, the ones to the east in good condition, the ones to the south are virtually non-existent and the fences to the east are generally OK'.
The property was last logged around 1950 so there is quite a lot of good, mill timber, piles and poles.
There are further building sites with great views of Camel Back Mountain and a property this size would be a good contender for subdivision (subject to council approval).
The property is 15Km from the riverside township of Copmanhurst which has a primary school, a childcare centre, a shop and a pub. There is weekly rubbish and recycling collection in Otto bins. There is primary school bus run and, depending on numbers, a high school bus. Otherwise, the high school bus collects students from the Lilydale turn-off.
Television reception at the house includes all channels.
There is a copper line phone connection which used to be the old Baryulgil trunk line but is now used for just three houses so potentially very good internet (a technician will need to confirm).
Mobile reception is fair downstairs but good upstairs in the house.
The foundations of the house are 450 by 400mm concrete with two layers of 4 bar trench mesh. The owner wanted it noted that there is a crack in the stonework underneath the round window at the front which, he said, appeared soon after construction but has never moved since.
Nettle Creek runs through the property at the further end from the entry and is inaccessible by car. It features a rock lined water hole.
