19 Marsupial Drive in Koala Beach Estate, Pottsville 2489

Please view the slide show to best view this property online!
This exclusive architecturally designed 3 bedroom home with professional music studio come home theater space.
Situated in Koala Beach Estate. This estate is in a conservation park excluding domestic pets (cats and dogs). As such you will find an abundance of birds and other native wildlife not to mention the odd koala.
This 286m2 multi level home offers views to Mount Warning and to the West Caldera/Border Ranges from the open plan living space of the upper level. Here you will also find a lush and level lawn that greets the back deck, a rarity among other properties in this unique estate.
The roomy master bedroom includes a walk in wardrobe and practical en-suite including a bath tub and twin basins. Extra privacy is granted to the second and third bedroom via a cavity slider where you also have access to the laundry and second separate toilet and bathroom.
The kitchen is supported with stone bench tops in an island configuration with a beautiful reflective gun metal glass splash-back and Smeg appliances with plenty of storage, gas cook-top, large oven and room for a larger refrigerator.
Down stairs the oversize double garage boasts a purpose built work bench and plenty of fixed shelving, pedestal drill and wash basin plumbed with both hot and cold water. Adjacent is the main entry and timber stair case with enclosed storage underneath, currently concealing bicycles and sporting equipment.
The air conditioned studio and study comprises of a generous 8 x 5 meter live space with 3.3 meter ceiling with acoustic treatment throughout. While the study is conservative in size, it also has acoustic treatment and air conditioning for your comfort. The studio entry is on the lower level opposite the garage and has its own toilet and hand basin.
Purpose built from the ground up the studio was constructed with a Hebel cell for extra sound isolation. The double layered plaster consisting of 16mm Fyrchek with 10mm Gyprock and Green Glue acoustic adhesive is fixed using the superior Pliteq GenieClips (Canada) for acoustic decoupling from the timber frame.
The acoustics are excellent and the isolation has exceeded expectations both inside and out. The studio could easily be reconfigured as a luxurious home theater or even a second self contained residence or BnB. However, if you are a music producer or a keen musician all the patch panels are still wired up and you could simply plug your mics, mixer, computer and outboard gear straight in and get cooking. There are also panels in the appropriate places for surround sound, a position on the ceiling for a projector using HDMI or cat cable and a lighting rail for lighting/laser effects, your own private night club!
Bamboo flooring throughout the house, recently completed interior painting. Networking and an 8 channel CCTV.
Under the house there is plenty of space for all your gardening equipment and other external storage needs.
The landscaping begins at the footpath with a variety of native specimens approaching a rustic front deck constructed of railway sleepers which captures the afternoon sunshine in winter and escapes the summer heat in the mornings. Looking west the deck coaxes you round the side of the house and up the timber and basalt stairway to the tropical multi level gardens at the rear with an array of lush green tropical and rain forest species complemented by a wood fired pizza oven and fire bowl conveniently distanced from the back deck, an entertainers delight. The basalt retaining wall is a work of art and is accompanied by cobbled pathways using the natural stone from the original excavation work allowing passage in and out of the lush green foliage which is also providing privacy from the neighbors on all sides.
Frequent uncrowded beaches that are just a 15 minute stroll or a 5 minute cycle ride or pop down to the main CBD for supplies or coffee via the walking tracks that separate town from this estate. The public school is just minutes away too.
Enjoy the multi level gardens all year round. Fire up the wood fired pizza oven and then sit round the fire bowl with friends and family. You will not find another property as passionately detailed as this. The photos alone do not do this property justice as we don't possess a wide angle lens.
Close proximity to the M1, Gold Coast and the renowned Byron Shire. Cabarita headland just 10 minutes away and a cycle way connecting with Kingscliff. We are unable to show you everything here however if you appreciate amazing gardens, music, film and privacy, an inspection will surely please.
Please do not contact us unless you are Genuinely Interested.
