1280 Acres 518 Hectares Freehold Land
A most convenient complete unit grazing property in a secure rainfall district of 30 -32 . Predominately Autumn/Winter rainfall. Capable of supporting a cattle breeding enterprise of 250 cows plus replacements or their equivalent, say 3000 breeding ewes. LOCATION
93kms north east Albury via the Hume Freeway. 70kms south east Wagga Wagga and only 33kms north of the township of Holbrook.
COUNTRY
An ideal balance of creek red and grey loam soils, undulating red decomposed granite soils with some smaller areas of low hill grazing and shale outcrops. Approximately 85% arable with some lightly timbered grazing areas and timbered areas of red gum, yellow and red box and stringy bark timber. Attractive rolling country.
WATER
An excellent water supply, twenty (20) strategically placed dams, three (3) semi permanent creeks including the head waters of the Vokin Creek. Two bores with the main bore supporting an outstanding reticulating system throughout the property. Comprising pumping to a header tank (new) and reticulating to hydrants and portable troughing in every paddock. Part of the rotational grazing system. This system is also available to Kameroo home and surrounds. An additional 30,000 gallons of rainwater supplies the home and shedding. Generally accepted rainfall 32 (812mm) per annum.
PASTURE
Pasture improvement has been concentrated on the creek country and consists of established perennial pastures. Phalaris, clovers and cocksfoot. Natural pastures contain excellent stands of mycralena natural clovers and other recognised native species, red grass, etc. Further inputs of fertiliser and undersowing through selected cropping would see these natural pasture areas develop dramatically.
FENCING
All boundary fencing is substantial and in very good condition. Internal fencing is predominantly based on the rotational grazing infrastructure and comprises mostly two-wire electric fencing. The whole system creates approximate 40 paddocks. Well established gateways and strategically placed traditional internal fencing are the nucleus of the system. The rotational grazing infrastructure could be quite easily dismantled should incoming persons not require same, leaving a much less number of paddocks for traditional grazing.
WORKING IMPROVEMENTS
- Lockup all steel machinery workshop with partial concrete floor 50%, 15m x 8m.
- Large open from hay shed, large machinery shed.
- New Pratley steel cattle yards with modern crush and scales and loading ramp with newly created all weather access.
- Older style four (4) stand woolshed in good order. Attached sheep yards in disrepair, in need of replacement.
KAMEROO HOME
