Last Listing description (August 2015)

1280 Acres 518 Hectares Freehold Land
A most convenient complete unit grazing property in a secure rainfall district of 30 -32 . Predominately Autumn/Winter rainfall. Capable of supporting a cattle breeding enterprise of 250 cows plus replacements or their equivalent, say 3000 breeding ewes. Kameroo would also seem ideal country to conduct a dry cattle grow out program of say 450 steers or heifers. The rotational grazing (cell) infrastructure currently in place, the reticulated water system and the combination of improved pasture and natural pasture would allow for an enterprise to run most effectively as a one person operation.
Although Kameroo has been for some time utilised as a cattle property, traditionally the property itself and the whole area in general, has been regarded most suitable for prime lamb production with the property havening been previously home to the well known Kameroo South Suffolk Stud. The property would readily revert to a sheep property.

Kameroo can be regarded as a property with considerable potential to increase the productivity of the property dramatically with further pasture improvement and fertiliser inputs. These development programs can be facilitated by the use of fodder, cereal and oilseed cropping programs.
LOCATION
93kms north east Albury via the Hume Freeway. 70kms south east Wagga Wagga and only 33kms north of the township of Holbrook.
COUNTRY
An ideal balance of creek red and grey loam soils, undulating red decomposed granite soils with some smaller areas of low hill grazing and shale outcrops. Approximately 85% arable with some lightly timbered grazing areas and timbered areas of red gum, yellow and red box and stringy bark timber. Attractive rolling country.
WATER
An excellent water supply, twenty (20) strategically placed dams, three (3) semi permanent creeks including the head waters of the Vokin Creek. Two bores with the main bore supporting an outstanding reticulating system throughout the property. Comprising pumping to a header tank (new) and reticulating to hydrants and portable troughing in every paddock. Part of the rotational grazing system. This system is also available to Kameroo home and surrounds. An additional 30,000 gallons of rainwater supplies the home and shedding. Generally accepted rainfall 32 (812mm) per annum.
PASTURE
Pasture improvement has been concentrated on the creek country and consists of established perennial pastures. Phalaris, clovers and cocksfoot. Natural pastures contain excellent stands of mycralena natural clovers and other recognised native species, red grass, etc. Further inputs of fertiliser and undersowing through selected cropping would see these natural pasture areas develop dramatically.
FENCING
All boundary fencing is substantial and in very good condition. Internal fencing is predominantly based on the rotational grazing infrastructure and comprises mostly two-wire electric fencing. The whole system creates approximate 40 paddocks. Well established gateways and strategically placed traditional internal fencing are the nucleus of the system. The rotational grazing infrastructure could be quite easily dismantled should incoming persons not require same, leaving a much less number of paddocks for traditional grazing.
WORKING IMPROVEMENTS
- Lockup all steel machinery workshop with partial concrete floor 50%, 15m x 8m.
- Large open from hay shed, large machinery shed.
- New Pratley steel cattle yards with modern crush and scales and loading ramp with newly created all weather access.
- Older style four (4) stand woolshed in good order. Attached sheep yards in disrepair, in need of replacement.
KAMEROO HOME
An attractive period weatherboard five (5) bedroom home in a very attractive low maintenance setting. Comprising spacious lawn areas and newly created garden areas. The large home has been partially refurbished in a careful manner sympathetic to the era in which the home was built. This part refurbishment has resulted in a well appointed modern kitchen, open place living and dining area, a formal lounge area and a fully renewed family bathroom. The refurbishment to date has resulted in a most comfortable three (3) bedroom residence with the potential to renovate the balance of the home, another two bedrooms, office are and passages, back to be in line with the work already completed.
REMARKS
Kameroo presents as a well established grazing property suitable to a variance of rural enterprises. The property could be regarded as a genuine mixed farming property and because of the higher rainfall emphasis can be placed on livestock.
Kameroo already has a proven capacity but with either instant or gradual concentration on further pasture improvement and the introduction of fodder or cash cropping programs the overall carrying capacity will increase considerably.
Kameroo comes for sale only because of a change in direction by the current ownership as to their business interests. The property is for genuine sale and interested parties are encouraged to inspect, purchase and take over the management of this property inheriting all the advantages the property has to offer. The property has been lightly stocked in recent times and presents with a bulk of feed.
