Last Listing description (July 2022)

Sonja's B & B has been intrinsic to the Lightning Ridge area for the past 19 years but now it is time for Sonja to sell her beloved Architecturally unique home to be closer to her family. Being the only B & B of this nature in the quintessential outback town which is experiencing an incremental increase in Tourism means that there is the ample potential for additional income, essentially by benefiting from what has already been established.
The inviting property is being sold on a walk-in walk-out basis, ready to continue on with the B & B business should you wish to do so, with existing furnishings, the website, a database of past visitors and forward bookings already in place.
Sonja says "I first saw the potential for a B & B when I was visiting Lightning Ridge from the Sunshine Coast. I just happened to be here when the 2000 Opal Festival was on, and spent 10 days here and did not want to leave. When I first saw the unique architecture and wood carvings of the house, I saw the potential for tourist accommodation. The B & B was opened up in 2002. Today we welcome guests from around the world who come here to experience the unique lifestyle of an Australian outback mining town and to find themselves a valuable black opal."

The property enjoys over a quarter of an acre of land, 1016 m2 which provided plenty of parking and outdoor space for guests and is centrally situated in the heart of Lightning Ridge. In a quiet location amongst well established garden with large gum trees drawing a haven for wildlife and native birds, which love to be fed from the large upstairs balcony. But even more enticing is the panoramic view of the old opal fields and Queensland in the distance.
Guests love to relax in our spacious outdoor entertaining area which is equipped with outdoor camp kitchen, and warm fire in winter. Perfect to relax and enjoy a BBQ or drinks with friends or other guests after a day of visiting the many attractions Lightning Ridge has to offer.
Overall, the property has 5 comfortable individually decorated self- contained Suites each with an ensuite bathroom, a kitchenette and private entrances. There are further accommodation options with capacity for up to 14 guests depending how you structure the areas and want to also live in the property yourself. The double garage is an optional extra, having had a self-contained fit out which would still require inspections and potential modifications to enable Council Approval as an habitable area but is approved as is as a studio or gallery. The "loft" is also fitted out with a bathroom & kitchenette.
There are many special features including Cypress Pine throughout, gated entrance, beautiful gardens, verandas, large kitchen, a fireplace & a variety of relaxation spaces.
About Lighting Ridge
Lightning Ridge is one of the few places in the world where you can find the valuable and rare black opal. However, whilst it is renowned for its Opal Mining, "The Ridge" as it is fondly known by locals, offers so much more!

Tourism is booming in the area and with travel restrictions likely to continue, more & more Aussies are discovering little townships like this. And once they've been here they want to return and also bring their friends.
One of the most exciting things still to come in this area is the Australian Opal Centre. This is an extraordinary National monument which is taking shape a world class, energy-efficient, two-storey underground building designed by internationally renowned architects Glenn Murcutt and Wendy Lewin.
This 21st century architectural icon will be a world-class tourism attraction and a world leader in the areas of knowledge, information, education and creative exploration of Australian opal. It will also play a vital role as a nexus for community, economic and cultural development across Australia's inland opal producing areas.

Other incredibly popular attractions, besides the beautiful art galleries & opal showrooms are the mine tours, the Artesian Bore Baths, Amigo's Castle & Chambers of the Black Hand.

The health enhancing Thermal Artesian Bore Baths full of natural minerals are just around the corner from the property, as is an impressive new Olympic sized swimming pool complex complete with an Olympic level Diving pool which is attracting Interstate competitions.

You can walk to restaurants, shops & caf's as well as the supermarket from this idyllic accommodation.

Whether you're a growing family wanting to live in The Ridge or an investor wanting to secure a very lucrative investment with plenty of scope for growth and additional income, this property will not disappoint. Currently returning approximately 25% Gross as a base

Tourism is set to boom in coming years with many businesses upgrading their shops to cope with the influx of International & national tourists who want to visit the area and the new Opal Centre.

All inspections to be by appointment by contacting the agent.

Full information memorandum & forward booking detail available upon request.
