Last Listing description (March 2017)

If Australia [along with Norway] is the best place on earth to live according to a recent United Nations survey, then Lavender Street, Lavender Bay Sydney must surely rank as one of the worlds best addresses.

Spectacularly sited with breathtaking views of Sydney Harbour and located within the delightfully leafy enclave of one of North Sydneys historic quarters, 18 Lavender Street offers everything for which Sydney is famed. Indeed, iconic is almost inadequate to describe the view from the residences first floor balcony - the view beamed around the world during the 2000 Olympic Games of the Sydney Opera House sitting perfectly beneath the Harbour Bridge with Luna Park in the foreground.

The Harbour Bridge, the Opera House, the city skyline and the deep blue of the harbour compose a panorama that has been endlessly exploited to represent the quintessential Sydney.

18 Lavender Street was built in 1906 as one in a row of eight spacious terrace houses in the fashionable Queen Anne Federation style.

Modernised in the 1980s, the house has cleverly made the most of the harbour views by reversing the original two-storey plan. Three bedrooms and a bathroom are now located on the ground floor while open-plan kitchen, dining and living areas with a generous, view-facing terrace create an expansive, light-filled upper floor that is perfect for entertaining.

Like its much-sought-after counterparts in Sydneys Paddington or Surry Hills, Lavender Streets terrace housing offers all the advantages of the inner-city village lifestyle and more.

As well as close proximity to the cafes and restaurants of McMahons Point Village, Kirribilli and the North Sydney business district, Lavender Street is surrounded by tranquil harbour-side parks, is a few minutes relaxing ferry ride to Sydneys CBD and of course has those unbeatable views.

LOCATION NOTES
Lavender Bay Terrace not only enjoys iconic views of the harbour but is located in a prime position to take advantage of everything the very centre of Sydney has to offer.

Lavender Bay and the surrounding areas of McMahons Point (only 100m) to the west and Milsons Point and Kirribilli to the east, all enjoy leafy and quiet environments with harbour views at every turn. The real advantage is that so many local shops and leisure activities are within walking distance.

The local swimming pool happens to be one of the most recognised in the world - North Sydney Olympic Pool. 86 world records have been set at the pool which has heated swimming facilities, gymnasium, spa and sauna. There are numerous parks and reserves including The Lavender Bay Parklands which comprise Clark Park to the east, Watt Park to the west, Quibaree Park to the south and the Lavender Bay foreshore. Blues Point Reserve has a well-equipped playground on the foreshore and there's also the waterfront Sawmillers Reserve, a wonderful location for picnics having a great vantage point of the city.

The property has a secure lock up garage and is well located for easy train, bus and ferry travel to the CBD. Buses from North Sydney, ferries from McMahons Point wharf and trains from North Sydney station mean the CBD is always within easy reach - a commute to CBD may never feel like a commute again.

ARCHITECT'S STATEMENT
Fashioned in the nuances of the early 80s and with the primary goal to take advantage of the stunning Sydney Harbour views and location, the traditional layout of this two storey Victorian Terrace had been inverted and enhanced with the detailing of an open plan style to the all the living areas on the first floor and the bedrooms on the ground floor.

To lighten the usually dark interiors within the internal corridors of a terrace, the introduction of a central skylight above and subsequent cut out to the first storey floor ensured a well-lit voluminous space to the lower level corridor.

We believe that the form and function of our design is still relevant today, as it was over 30 years ago.

OPPORTUNITY
18 Lavender Street represents a unique live or investment opportunity to acquire location, modernity and lifestyle in this famous and tightly held precinct.
