Last Listing description (August 2021)

"West Grove" 1647 Coolalie Rd Jerrawa. 95.9 hectares (237 acres)

The property:

Located near Jerrawa Village only 5 kms* from Hume highway via sealed road making it an easy 50-minute* drive to Canberra city, 2.5 hours* to Sydney and 15-minutes* to Yass.

The property which is very private and picturesque runs from creek flats on permanent Boughyard creek to undulating open grazing and some higher timber hill country. The land easterly falls with many kilometres of tree lines planted making it very sheltered and perfect for breeding.

The pasture, which is mostly native grasses with clover on granite-based soils, was treated with lime at one tonne to the hectare 2 years ago. Divided into 6 paddocks all with secure water with 5 dams and Boughyard creek. Fencing is all hinge joint with barb and is in good condition and on one whole boundary, it is new.

The home:

An architect-designed, solar passive, off-grid, north-facing home that is steel-framed, double glazed and fitted with the highest levels of insulation.

The home features a large open plan living area, raked ceilings, a huge north facing deck, a covered rear deck, three large bedrooms all with built-in robes and the master bedroom has a walk-in robe and ensuite bathroom. The floors in the living area are polished Jarrah timber, the kitchen is equipped with a gas stove, a dishwasher and is open to the living space.

Heating is provided by a Coonara wood heater and there is also a gas heater. Hot water is gas infinity.

The solar power system is 5.5 kva off-grid with batteries, an inverter and a backup diesel generator.

Car accommodation is provided by a double carport that is enclosed on three sides and there is an adjoining lock-up storage area.

There are three 20 thousand litre rainwater tanks of which two are for house water and one is for the garden which is filled via a pump on the creek. Another 20 thousand litre tank is next to the shed and water from that tank can be pumped to the house if required.

This home, by the nature of its design, is warm in winter, cool in summer and costs nothing to run, apart from the bottled gas, that is filled by a tanker every two months and averages $80.00 a month.

Machinery shed/workshop:

The other major improvement on West Grove' is the machinery shed that is all steel 15 meters by 15 meters open-fronted, north-facing and is also solar-powered. Half of the floor area is concreted and the other half has a floor of road base gravel. At the rear of the machinery shed is an extra timber framed storage area of 13 meters by 7 meters.

This property offers privacy, comfort, beautiful scenery and income as it has historically, depending on the season, been able to comfortably run 50 steers or 500 dry sheep.
