Last Listing description (August 2015)

A lovely contemporary design built to make the most of passive solar. A very comfortable design for all seasons. This home offers a very strong emphasis on indoor/outdoor living around a large courtyard area with a flyscreened garden room and an extremely low maintenance and well-established garden and nature strip; NO LAWNS to water or mow! Soft, neutral colour scheme throughout; floors tiled in mid grey slightly mottled tiles; bedrooms carpeted in warm grey; curtains and/or blinds are restricted to provide privacy only - double glazing serves in living areas; garden gives privacy from neighbours.
House designed by owners with input and plans by Rob Pickett, and built by Jason Kohn of Howlong in 2012
Great storage in this home, garage and shed. Potting Bench in back garden. Quiet court with other quality homes.

A beautiful home for someone who appreciates contemporary design with all the home comforts year round, and very low maintenance. Leaving lots of leisure time for local wineries, restaurants in the district and, of course, the Golf!
INCLUSIONS
Three (3) good size bedrooms, two (2) with built in robes, one with mirrored doors. The big main bedroom opens onto a leafy private courtyard and has a large ensuite with walk around shower screen and walk-in wardrobe. There is a large main bathroom with wet/dry areas. Both the ensuite and the main bathroom feature large walk-around shower screens (no messy tracks). Wall hung vanities, quiet flush toilets and lift-off showers all make for ease of cleaning. There is a wide Entry/Walkway (with coat closet) which opens into a large, open-plan living, dining and kitchen. This lovely kitchen has stainless steel European appliances, two (2) electric self-cleaning ovens, gas hotplates, range hood, walk-in pantry, plenty of deep storage drawers and overhead cupboards to the ceiling. There is a roller-door breakfast area, and microwave cupboard with tilt door closure. This entire area opens to the outdoor fly-screened garden room and also out to the deck and patio courtyard, making a beautiful indoor/outdoor entertaining area. This home has great storage areas. There is a 4 metre wall of cupboards from floor to ceiling and includes a broom cupboard. The study/office has a deep, 2 metre cupboard and the laundry is small but well fitted with Elfa shelving/drawer and storage area under the tub. There is plenty of room to leave the iron and ironing board ready for instant use! Then there is the shed! 8 x 4 metres and is accessed via an undercover area from the back door. This shed is divided into two areas. One side is a workshop with plenty of shelves and storage area, the other is a studio/sleep-out (in-wall heating) and has a separate toilet. The whole shed is heavily insulated. There is also a double garage attached to the house with internal access.
HEATING
The main heating is in-floor hydronic gas heating with outside boiler and indoor manifold. This heating is probably the best form of heating you could have as it heats from the floor up, eliminating those unpleasant cold spots. The supplementary heating is a very attractive freestanding American Lopi gas log fire for that instant heat during those unexpected cold spells or when returning home after holidays.
PASSIVE SOLAR FEATURES
North facing aspect to all living areas with extended eaves to eliminate summer heat. Double glazing. Good cross-ventilation. Heavy duty insulation throughout - walls and ceilings
COOLING
Evaporative cooling. Fans to garden room, living room, study/office, bedrooms.
LIGHTING
Energy lighting throughout. Plenty of power points inside and out. Wired for sound system/blue ray/speakers etc. Wired for land line/ADSL.
