Last Listing description (August 2021)

Ideally located an easy 12km drive from the provincial city of Dubbo, Mirambee Feedlot is in a prime position to access commodities and livestock. Dubbo is home to NSW largest regional selling centre which is quickly accessible along the all weather B-Double route to Mirambee. Grain and fodder are also within reach from the renowned grain growing regions of the Western Plains.
Mirambee has a history of feeding 4000 cattle, however the 2500 metric tonne licence allows for up to 5000 or alternatively the equivalent weight of mutton or lamb. Water is secure and reliable to the farm and feedlot with recent capital expenditure on a state of the art pump and storage from a number of bores located on the property. A 100 meg water allocation licence is included in the sale.
Feedlot pens are located on a well drained ridge located in the middle of the 441ha (1089.7ac) of fertile Basalt soils. Laneway access to the feedmill, receival yards, processing yards and delivery yards make the movement of rations and livestock efficient and cost effective. Undercover processing yards are of steel construction and feature a long V race hydraulic squeeze crush and 5-way draft. The bugle design enables cattle to move through the yards calmly and quietly to arrive safely on bunks. Loading yards feature a double electric ramp and holding facilities for 3 B-Double loads. All receival, delivery and processing yards are floodlit.

Mirambee is a mostly fertile softly undulating and arable basalt country allowing huge potential for backgrounding and fodder production. Fencing is all in good condition with recent capital expenditure to renew internal fencing dividing the property into 18 paddocks. The property has property is being prepared for the sowing of winter crops.
Grain storage is a key feature of Mirambee with 14 x 150 tonne silos allowing for feed security. Several large commodity sheds are positioned within easy reach of the mill allowing the daily feeding regime to take place with minimal labour input. 60 tonne wet lick storage is located adjacent to the mill as is a 60 tonne registered weighbridge.
Operating with an electric readout the weighbridge allows for livestock and commodities to be purchased on an off-scales basis.
Mirambee has both a main homestead and workers cottage which are both serviceable and currently rented. Although within close proximity to the feedlot they are well sheltered by a stand of existing native timber and gardens
Adjacent to the milling plant is the main office which has an outlook over all feeding operations. A lunch room is also located in the same complex.
Water is a feature of Mirambee with the current owners investing significant funds to upgrade the system to maximise security and efficiency. All paddocks and pens are now supplied through an electric pump station which sends water through a GPS mapped 90mm main line and a 50mm delivery line. A 100 meg water allocation licence is included in the sale and the main bore is serviced by an electric submersible pump. Precast concrete round troughs have recently been installed with the entire system completed in 2016/2017.
