Under an hour from Canberra, 'Irisdale' is an easy to manage weekender that has some of the most spectacular local views from heights above sea level of between 780 and 880m. The road into the property cuts steeply up from the shores of Lake George off Point Ondyong Road near Currawang to take in a 180 degree view of local area. The mysterious Lake George is currently in flood and the expanse of water gives a sense of a giant inland sea. Irisdale is providing protection for Dry Sclerophyll Forest which is in very good condition and free of weeds. While no threatened species were sighted on a recent site visit, records indicate the presence of Koala, Superb Parrot, Powerful Owl, Green & Golden Bell Frog and the Buttercup Doubletail within 10km. It provides improved connectivity to the Brindebella and Morton National Parks (around 40km away) and makes an important contribution to a landscape that is significantly under reserved with less than 10% protected. Access into the property is via a reasonably well formed track, with a steep section, that in good weather could be traversed by 2WD but in poor weather would be better served by 4WD. Once past the steep section the track flattens out and the remainder of the access to the cabin is easily managed. The infrastructure on the property includes a very basic cabin (circa 1950) which would require some renovation to make habitable plus an old timber garage and an out-house both in need of renovation. There is 240V mains power connected to the cabin as well as a transformer located at the site. Copper underground cable also traverses the property. Water is provided by four substantial dams as well as two water tanks providing around 26,000 litres of capacity. Sources of surface water on the property flows into Currawang Creek and Lake George. The intact vegetation over lowers turbidity in both systems and decreases flow velocity which reduces the risk of local erosion. The area around the cabin could establish a very small permaculture or similar food system. Equally, a new or completely renovated cabin (STCA) could create an attractive accommodation business. This property would suit buyers from the Canberra or Goulburn areas looking for an affordable weekender with potential to capitalise on its attributes while helping to protect local wildlife. It is also very close to historic villages of Collector and Bungendore which offer visitors great local eateries, craft and antiques shops.
