Last Listing description (November 2016)

Held by three generations over a span of 76 years this 122.6Ha (303 acre) property is highly productive, versatile, beautifully maintained and managed with a solid history of producing strong crops and prime livestock.
The property was founded by Horace Stapleton in 1941, who was seeking to improve his farming fortunes from share farming at nearby Euchareena. He powered the farm with sixteen draught horses and started out making hay, stacks of it!
Recently 'Gundamain' has been home to the Cudal Mohair Stud, established by Max Stapleton, and now managed by Doug & Rosemary Stapleton, and produces some of the finest quality mohair in the district.

'Gundamain' is located near the village of Cudal, bounded by the The Escort Way to the east and the Boree Creek to the west with easy access to the major regional city of Orange, surrounding villages and the major saleyards at Forbes, Cowra and the Central Tablelands Livestock Exchange at Carcoar.
The village of Cudal has a population of approximately 300 and is an easy 30 minute drive to the city of Orange, and is 300km to Sydney and Canberra.
Orange boasts a population of approximately 40,000 and has a diverse economy due to the industries of agriculture, mining, health, eduation, retail and hospitality.
There are thirteen primary schools, six high schools and the Charles Sturt University, plus various primary school options in the surrounding villages.
The property has rich fertile soils of red basalt over limestone, that is known in the wine industry as 'terra rosa', that segueways to heavy black alluvial soil in the lower parts of the property. 'Gundamain' has carried a number of enterprises that include wheat, traditional hay farming, fat lambs, poultry hatchery, egg production, large scale turkey farming and, for the last 45 years, an Angora goat stud specialising in mohair production.
The high availablity of over 80% cultivation land, well improved pastures of Lucerne stands and phalaris, along with annual crops of oats are all easily achieved due to the quality of the soils on the property.
Water supply is excellent with frontage to the Boree Creek plus bore that feds into a 50,000L tank and multiple troughs throughout the property, two dams, a 27 Megalitre water irrigation licence and 80,000L rainwater storage to the main residences. The average rainfall for the district of Cudal is winter dominate of approximately 650mm (26').
Working improvements include seven main sheds, paddock shelters, workshop areas, a two stand shearing shed with excellent undercover storage, three silos and a hayshed.
One of the main sheds is a vast 375 square metre, concrete floored, three phased power with telephone connection that has drive through access and is capable of handling semi-trailers.
The property has two residences, a comfortable three bedroom cottage that is currently used as the main residence and the original homestead.
The original four bedroom homestead
has been vacant for some time but with renovation would make an additional country style home.
The homes are surrounded by established gardens, and plantings of native species that have attracted native wildlife and over 100 species of birds.
The overwhelming feature of 'Gundamain' is the quality of the country, the climate, high water security and proximity to Orange making this a property not to be missed!
