Here's the deal:

1 x block of flat land (1,557m2) set in the lovely Crookwell town. This block is tucked away in nature, surrounded by trees and beautiful vistas.

(Also - there is a second identical block for sale next to this one if you're interested in expanding your portfolio. The list price is per block).

It's currently zoned for medium-density housing (townhouses, duplex etc.) for 800m per dwelling. After checking with a local architect, you can apply to the council to get a variation done to round the land up to 1,600m2, then subdivide the block into 2 x 800m blocks and build 2 x duplexes (i.e. 4 dwellings) and make a great profit.

Recent land sold prices (as of October 2024) are sitting around $275-300k for a similar sized block (under different zoning, and in a huge new development where everyone is building).

However, there are no services connected to the land yet. The water, sewer, road and power utilities are super close - you can arrange with council to get them connected once you've submitted an approved DA to build.

Because there are no services currently connected - I've discounted the land, despite the huge development and investment potential available with this potential subdivision.

As for the obvious question...

If this is such a good deal, why don't I put the services in myself?

Simple:

Because I moved overseas 3 years ago and it's super difficult to manage a construction project from the other side of the world. I have no plans to return to Australia anytime soon and I'd rather sell it than hold onto it.

If I was living in Australia, I'd be developing it myself.
