Last Listing description (February 2022)

Set on a meandering 146 acres just a few minutes from the village of Copmanhurst and 25 minutes from the town of Grafton - this gem of a rural property has much to offer a large cross section of buyers.
Families, farmers, lifestyle seekers - the potential is here.
Mostly bush but with a few cleared paddocks around the house site, this property boasts 3 seasonal creeks and a spring fed dam which supplies the house with its non-drinking water. Rainwater is collected for drinking. Though we have called the creeks seasonal, the owner assures me that there is water in one of the creeks in all but the driest of times.

The simple three bedroom house was built in the early 1980s - hardwood timber frame and fibro lined with metal roof. It is positioned at the foot of a sandstone ridge and atop the ridge sits a large concrete water tank which gravity feeds the spring water to the house for showering, garden and toilets.
A timber deck at the side of the home overlooks the garden established some 25 years ago by the late occupant of the home and his family. The mix of exotic and native species gives a botanic garden feel to the grounds. Established fruit trees include orange, lemon, guava and mulberry along with bush tucker species lily pilly and bunya pine.
Down the hill from the house is a huge split level powered machinery shed which is partially enclosed along with a separate fully enclosed shed.
In addition, the owner has stated that there are good stands of spotted gum, red gum, white mohogany and bloodwood which would be suitable for good quality timber. He estimated there would be enough millable timber for personal use but not for commercial harvest. This would be subject to approval from relevant authorities of course.
