Cootamundra, like many other places in regional towns around the country are growing and therefore have a very high demand for housing for both sales and rentals. Cootamundra has a new abattoir starting early next year and local businesses and farms are struggling to get labourers. This provides an excellent investment to complete the renovations and have a strong long term rental return.
The house is definitely "The Ugly Ducking in a Great Street" and therefore would also suit a handy person to get into the housing market and do some work on the house. When was the house built? We believe it was approximately 1954 but can not confirm at this stage.
Is the house liveable? Yes. All the utilities are still connected like the electricity, water, sewage and natural gas.
When can we move in if we were to buy the house? Straight away after settlement. Settlement can be as short as you want. It is currently vacant in preparation for sale.
What needs work (if we wanted to rent it out)? Back room needs to be finished off and then other general maintenance. Floor coverings and curtains would be advisable.
Are there termites? As far as we know there aren't any termites active but like any old house there has probably been some in years past. It was regularly treated over the last 20 years while my brother owned it. Building and pest inspection is highly advisable for your own piece of mind.
Do you have any more photo's or a video if I'm far away and can't look at it in person? Yes, we have a bunch of 5 megapixel pics and a video I can email to you. Or your welcomed to send someone around for a look see if you wish. We are doing more photographs later when our non professional photographer is available next.
What has been renovated on the house? The rear part of the roof has been re-sheeted, kitchen and laundry. The 2 bedrooms , kitchen, lounge room have been professionally painted, downlights installed in the kitchen area, new cupboards in the laundry/shower room.
When can we inspect? As I live in Brisbane and helping out remotely, it falls onto my brother to conduct the inspections. He isn't very mobile and gets tired easily and isn't strong with big crowds. However he is available between 10 and 3pm most days to drive over and open up for a private viewing. Please understand that this takes a lot of effort for him so understand that inspections are available "only" if your serious about making a fair offer.
Is the Contract Of Sale already prepared by your solicitor? Yes.
Is there any asbestos in the house? As far was we are aware all the asbestos as been removed as each wall was renovated with plasterboard. A buyers building inspection will confirm this is correct.
How is the the electrical wiring? It appears that all the old school electrical wiring has been replaced with newer style. There are also the new style safety earth leakage circuit breakers installed at the power box. A buyers building inspection will confirm this at sale.
Is the roof space insulated and what with? Yes, there is modern style insulation batts installed in the roof space.
Does the ducted cooling system (Evaporative Cooler) work? It did last summer but we haven't tried it out so far this year. Will confirm it's operation in the next few days. The evaporative cooling systems are popular in the dry summer heat conditions around this area of NSW.
Is the extension out the back approved? Yes.
