This is a comfortable, pleasant place with a few bonus features - balcony, undercover car space, new air conditioner, ceiling fans, separate laundry, and separate storage cage. The outlook is leafy and private from all but the little bedroom. The flat is on the first floor at the rear of the building in the northeast corner. No traffic noise. The kitchen, living room and main bedroom face east and the little bedroom faces north.

It's well located between the city and eastern beaches. Oxford St Paddington is 7 mins walk, with its Saturday market, pubs, buzz and 24hr bus transport. The magnificent Centennial Park is around the corner. The Entertainment Quarter and the sporting precinct of the Sydney Cricket Ground and Sydney Football Stadium are also within walking distance.

The complex, known as Scarborough, has outside and undercover washing lines, bike storage, intercom, and a lift in each of the 2 buildings. There are 70 flats in total. It was completed in about 1979. The ground floor entrance and foyers were renovated in 2011. There is no gym or pool.

I have been leasing the place as a short-term furnished place. Anything from a week (Airbnb) to 3 months (private agreement). Viewings between guests - next vacant days are Sat 19 August and then maybe Sun 27th August.

I have committed to a 3 month lease from end of August to about 20th December ($900pw including bills). I would suspend the sale during this time as I would not want to intrude on the occupants. If it sold before they arrive it would come with a sitting tenant until Xmas.
