Last Listing description (February 2020)

Just 30 minutes drive from Lithgow, situated on a very desirable 30 acre block with pastoral views, 2kms from the village of Capertee is this comfortable family home and lifestyle property.

The property is box country, is almost level, with only very gentle undulation and offers many scattered box trees with good pasture throughout and is well suited for horses or other livestock and has a huge dam that has never run dry. The perimeter fencing is in excellent condition and the property is divided into 5 paddocks. There is a new huge open-sided shed, 180m and 7.2m high in the centre of the property, as well as a separate stable with day yard, covered workshop area, impressive chook run and timber round-yard.

The solid house is built of blocks, both internal and external walls with high ceilings throughout. The open plan kitchen, dining and living areas open out, via timber French doors onto the verandah and enjoy views into the distance overlooking the property and the surrounding large pastoral entity. The lounge area features a built-in wood-burner, however this was installed later into the former open fire-place (which draws very well) and can easily be removed and reverted to an open fire if preferred.

The light and airy house is well designed for easy living and offers two good sized bedrooms (but is well positioned on the block to allow for extension if further bedrooms are required) the main bedroom is 4m x 4m and the 2nd bedroom is 4m x 3m. The spacious bathroom doubles as the laundry and features a full, claw-style bathtub and a separate shower. There is a separate lock-up double garage joined to the house by a covered entertaining area.

The house has excellent water storage with 2 x 5000 gallon (22,000L) concrete tanks and 1 x 3000 gallon (13,500L) steel tank.

Whilst located reasonably close to mains power, this property is off-grid and has been very cleverly configurated to run at next to no cost. The hot water is supplied either by a hot water jacket heated by either the Rayburn stove or wood burning fireplace (in winter), or by solar HWS, or by instant gas HWS.

The solar powered system charges the batteries (replaced just 3 years ago) but in the rare event of lots of inclement weather, a large back-up generator is ready to pick up the slack, run the house, and any excess power produced automatically charges up the batteries. Living off the grid really couldnt be any simpler!

The kitchen offers two kinds of cooking, a wood-fired Rayburn (for winter) and a gas oven and cooktop (for summer or extra cooking space).

Located on the Castlereagh Highway, with mail delivery to the gate 5 days a week, excellent mobile coverage, NBN, school bus to gate and the closest primary school just 2kms away, a small acreage block like this ( just 47kms to Lithgow and 80kms to Mudgee) is highly desirable.
