Last Listing description (January 2023)

A break away from the standard holiday terrace, this Hamptons inspired, easy care property, is the permanent residence of its current owners, who present it beautifully.

They have added those special homely touches, that make it all that more appealing, doing the kitchen up as soon as they arrived and freshening up the bathrooms too.

A fresh white interior perfectly sets off the gorgeous hardwood timber floorboards throughout the open plan living, with new light fittings, ceiling fans and window coverings featuring, in addition to the all season comfort ducted air conditioning.

An incredibly welcoming space, visitors and owners alike can't help but fall in love with the light and easy, breezy interior, drowned in natural light year round, with spectacular sea breezes all summer long.

Starring delicious entertaining areas inside and out, upstairs or down, the outlook and privacy are sublime, with beautiful natives providing the perfect screen on the lower deck, a Lake view featuring on the upper deck, with the superbly private, gated front courtyard, making for a wonderful spot to cool down on hot summer afternoons.

Unlike most terraces, here you have no immediate neighbours and you feel like you are on your own little island, which gives this property a truly unique look and feel.

This is one of only few terraces, where the owners have taken the initiative to add a ground floor powder room like option, in the renovated laundry, so owners and guests alike don't have to head up and down stairs to go to the bathroom, a really handy feature for those who like to entertain and also great for older clients and little kids or grandkids.

A wonderful weekender or luxurious place to downsize, enjoy 35 acres of waterfront grounds, with a boat ramp, restaurant, 4 tennis courts and 4 pools, one of which is heated, all this on the shores of magnificent Lake Macquarie, just an hour North of Hornsby and 35 minutes south of Newcastle.

Very much on the change, more and more people are choosing to live here, resort style, full time, enjoying a lifestyle that makes them feel like they are on holidays 24/7/365 days of the year.

Appreciating the minimal maintenance, easy care, lock up and leave, nature of the properties, making travel an easy option for owners whenever the mood strikes them, some even pay for their annual fees, by letting their places for a few weeks over summer, as the returns at this time of year are amazing.

- You can so tell this terrace is home to its current owners, it's just gorgeous
- Renovated throughout, everything sparkles like new & feels so inviting
- The original kitchen, light fittings, fans & window coverings are all gone
- Both ensuites have been upgraded with a ground floor toilet added too
- Unlike most, this is one of few terraces to have a lower level powder room
- Perfect for guests, little kids & grandkids too, no up & down all day long
- Totally freestanding, you feel like you are on your very own little island
- No neighbours either side of you, private screened decks & courtyard
- Large bedrooms, each with a generous ensuite & built in robes as well
- Light filled top & bottom, there's even a mini view of The Lake up top
- You can see the water from one of the bedrooms & the juliet balcony
- All season comfort ducted air, with sunny & breezy year round living
- Dedicated car space with room for a 2nd car with a little garden change

Zoned tourism, Council have said they have no intention of punishing or policing people wanting to call Rafferty's Resort home on a full time basis.

New Rafferty's management, Iris Group also appear to have much bigger and better plans for the place, with a focus on creating more waterfront accommodation and restaurant and tavern facilities, which if approved will lift the place and ensure more potential capital gain and capital growth, with more modern, fresh and better quality facilities for all, so the change from tourist to residential appears not to be on their radar either.

Even the "no pets" past policy has been revised with full grown puppies under 15 kg now allowed, but with strict conditions to keep the place looking good and feeling peaceful.

Unfortunately valuers haven't moved with the times or council's approach to the resort accommodation being used for permanent residency, so if you're borrowing, things can still be a little tricky, but not impossible like it used to be, although traditional first home buyers will probably sadly still be disadvantaged sorry, because banks still heavily rely on valuations, which are still proving problematic.

If you're cashed up, or you're borrowing, but have plenty of equity elsewhere, then this is an amazing opportunity to buy one of Rafferty's finest terraces at a reasonable price, before the resort becomes out of reach.

Imagine if they can get a marina and restaurant the likes of Trinity Point in here, certainly not approved or by any means guaranteed, but Iris Group are not small scale players and have high hopes for Rafferty's and if they come off, then you can expect it will take some serious money to buy into here in the future!
