Last Listing description (September 2018)

This wonderfully private, heritage style cottage has a bull-nose verandah that runs along three sides of the house and is situated in the middle of 8 hectares (20 acres) of horse quality paddocks and bushland. You would be very hard pressed to be able to find a property as private as this one in this region. You cannot see and rarely hear your neighbours.
The House
Everything about this spacious, open living house has been finished to a very high standard. It has been well maintained throughout its life and is exceptionally neat and tidy. The house is about 18 squares with approx 6 under verandah and 4.5 patio out the back. The lounge room is a lot bigger, open and lighter than the photos suggest.

The large lounge has floor to ceiling cottage style, sash windows that run along the two North and West facing sides of the room, which offers expansive and very different views of the property. The lounge is big enough for two full size lounge suites and more besides.
Flooring throughout the house is 19 mm, freshly sealed, solid iron bark, and the bathrooms and laundry areas are tiled with high quality tiles. Ceiling height is 9 feet.
There are four bedrooms, three of which have built in robes. The king size master bedroom has a full size en-suite and an entire wall of sliding built in robes and four floor to ceiling cottage sash windows on the North and East sides. Two of the other bedrooms at the other end of the house have queen size beds and built in wardrobes in them and also have floor to ceiling cottage sash windows as well.
The large kitchen has loads of storage space with upper and lower cabinets and a full height, double depth pantry. It has recently been updated with new stainless appliances, including a double oven, range hood and a convection oven microwave etc.
The two year young laundry is a dream with a stunning 5 cm thick sealed red gum slab, a designer sink, under bench washing machine and soft close cabinetry. Opposite the benchtop is a floor to ceiling wall of custom fitted cupboards to accommodate linen, small appliances and large cleaning equipment. There is even a custom tap fitting under the sink that can provide warm water to the outside tap for washing cars, boats and animals (including dogs and horses) in winter. the window above the bench has a fitted, lockable cat door that leads to an secure outside cat run.
The main bathroom is beautifully clad with cedar and has a separate bathing room, double basin, powder room and toilet, which allows multiple family members to get ready in the morning at the same time. The en suite also has an overhead heating light system and a walk around wall for the shower.
The house has a high capacity, Daikin inverter reverse cycle air conditioner. The family room also has a wood heater rated to approximately thirty squares which is complemented by a recently updated, high quality German air transfer system that transfers heat to the living and bedroom areas, so the whole house can be as warm as toast warm in winter within thirty minutes of arriving home. Or, with the reverse cycle system, for your arrival home!
The Land
There are seven watered paddocks with water to each. The extra large dam is located in the biggest paddock. The property is 70/30 percent cleared/bush and has been designed to accommodate horses (four paddocks could accommodate small stock with little alteration) and has quality, white sight wire fenced land and natural bushland containing a mixture of eucalyptus, yellowbox and stringy bark trees. There is no barbed wire on the property. The property has benefited from an ongoing rigorous program of weed control. The house paddock is also fenced to accommodate small dogs. There is also a custom designed and built colourbond/steel cat run that is very secure which ends at a very large enclosed, snake proof fenced pen; so you can have your favourite small pets while keeping the native wildlife safe.
There is cleared land on all sides of the house and house paddock for children and pets to play. The gardens are super low maintenance. The house paddock has 40mm water pipe buried around the house that has metal fittings to the hoses, which is supplied by the dam pump. this system also waters the garden beds and lawn with an in ground sprinkler system. Water to this system can also be supplied by the additional fire pump. Fresh water to the house is supplied by a house pump located on the water tank.
The house paddock fence is built of genuine ironbark post and rail, and has an inner lining of net mesh fencing to keep dogs from roaming out of the house paddock. Part of the internal property fence between the house and garage fronts is an truly stunning, custom built 6 m long, full height genuine rock wall feature that has a two apple and two lemon trees and kitchen garden.
There is also a 10x10m dog run near the stables with three kennels.
The fenced orchard has numerous, productive fruit trees including; walnut, pecan, clingstone peach, nectarines, figs, apple, nashi pear, mulberry and quince trees. There is also a beautiful, non fruiting pistachio tree.
Other trees of special mention include two dawn redwoods, a Bunyan Pine, a large Burrawang, black walnut and a huge bay tree.
Water
The main water source for the house is a 90,000L concrete, in-ground fresh water tank. There is also a 7 MgL dam and a 6,000L/hr bore. Dam water is delivered by a high capacity electric pressure pump and also a petrol fire fighting pump that is plumbed to each paddock. The house paddock is surrounded with 40mm water in ground pipe available around the house, with steel risers to the hose fittings for watering and fire fighting.
There is an evacuated tube solar hot water system with a large 315 litre stainless steel water tank.
Technical details
Satellite NBN.
The energy efficient, insulated house keeps cool in summer and warm in winter. The 4.62 kw Japanese panels and German inverter solar system enables the household power bills to be kept at around $90 a quarter. If it is 32 degrees outside in summer, the use of the blinds will keep the inside to around 23 degrees. Because of this, we rarely need to use the reverse cycle air conditioner in summer.
Garage, Carport and Stables
There is a four car garage and an additional four car, 2.7 m high, carport. Along side the carport is a custom designed 10m long genuine rock wall with a truly huge (think the size of a double bed), built-in wood/pizza oven, that is built into the side of the house paddock hill. This impressive, and very popular with guests, feature took a year to build.
The two 3x4m stables were built to accommodate two thoroughbred horses, and is located alongside a 20' shipping container that can be used to store animal feed, or additional storage. Water is just three metres away from this.
All buildings on the property (even the cubby, dam, house and bore pump sheds) have been painted to colour coordinate with the main house and garage.
The custom engineered and built, free standing steel and colourbond cubby house has also been used as a tack room and for home schooling. It would also be great to store your garden implements in.
One of the front paddocks, which includes the wood yard, has a custom built horse arena, constructed with a blue stone base and a sand cover.
To cap off the many features of this property, even the 12x12m highly productive, vege patch has 6 custom built brick raised garden beds and is fenced and roofed with net mesh. The outer beds have long established and productive apricot trees, blueberries, asparagus, a 175 year old origin rhubarb plants.
Bungendore is the nearest town at about 15km and Canberra is 25 to 30 minutes drive.
This house is to be sold as vacant posession.
