A feature of Wigelmar is the beautiful 1912 sandstone homestead, which has been extensively renovated by the current owners and turned into a truly magnificent home. Working improvements include two sets of cattleyards and ample shedding.
Wigelmar is an excellent property in a great location, suited to breeding or fattening cattle, a stud operation or for horses, for which the Bylong Valley is famous. It is the resting place of 1946 Melbourne Cup winner Statesman .

Location
Located at 6749 Bylong Valley Way, on the favoured western side of the Valley 9km south of the village of Bylong.
It is 90km east of the thriving tourist destination of Mudgee, 45km north of Rylstone, approximately 290km north-west of Sydney and 214km west of Newcastle.
Area
1138.82 hectares or 2,814 acres. Wigelmar consists of 21 titles and has had a DA approved to subdivide the property into two.

School bus goes past the front gate to primary school at Rylstone, 45km south, and to high school at Kandos 52km south.
Weekly fat cattle sales are held at Mudgee, 90km to the west, and in the Hunter Valley at Scone and Singleton, both approximately 130km to the north-east.
Soil types and areas
The country is principally undulating to gently undulating red basalt based loams. To the west there is a fertile valley running north south comprising approximately 100 hectares (250 acres) of black alluvial soils. At the eastern, or road end of the property it runs down to the bottom of the Bylong Valley itself and there is approximately 100 hectares (250 acres) of red alluvial soils. There is approximately 200 acres of heavily timbered country on the western end of the property, with the balance all cleared leaving ample shade and shelter trees.
Fencing
The boundary along south, north and adjoining Bylong Valley way in the east is all in new to very good condition. The escarpment forms the western boundary.
The property is subdivided into 24 main paddocks. Internal fencing is all in good, stock-proof condition.
Pasture development
Currently there is approximately 155 hectares, or 380 acres under improved pasture or crop.
This consists of 70 hectares under Oats, 27 hectares of Oats sown into Lucerne, 20 hectares just sown to dryland Lucerne, 8 hectares prepared and about to be sown to irrigated Lucerne and 30 hectares of an older Phalaris, Rye Clover pasture mix.
The balance of the country consists of natural grasses and clovers. Over time, approximately 550 hectares (1400 acres) or half the property has been farmed.
Irrigation
The property comes with a 180 megalitre irrigation license
The water is provided by a well 7.8 metres deep and 3.2 metres to the water. This is equipped with an electric submersible pump that delivers to six inch PVC mains laid out through paddocks totalling 57 hectares (140 acres) and running to the edge of paddocks covering a further 17 hectares (42 acres).

Stock Water
The irrigation well is also equipped with a 3 inch Grundfos submersible pump with a Frankiln 1.5 KW electric motor for stock water. This pumps to two 10,000 gallon concrete tanks and a 5,000 gallon Poly tank, and reticulates to 13 troughs to water the front, or Eastern half of the property.
There is another well 10.9 deep and 9.4 to the water in the western valley, that is equipped with a Lorenz Solar pump that pumps to three 10,000 gallon concrete tanks and a 5,000 gallon Poly tank that reticulates via new two inch Blue Line poly to 11 troughs and waters the western half of the property.
In addition to this there are four substantial dams that were cleaned out and deepened in April 2016, and another five dams. There are two further unequipped wells.
Homestead
The magnificent Wigelmar homestead, circa 1912, is constructed of sandstone and iron, and has been extensively renovated by the current owners. All done over the last two years, even the floor and the iron roof have been renewed to produce a stunning place to live. The central feature is huge, open plan modern kitchen and living area opening to a sunroom on the north-east. There is a separate formal dining room, four generous sized bedrooms, an office, modern but period style bathroom and laundry.
The home is surrounded by wide verandahs on three sides, and is set in an extensive, well maintained lawn just waiting for the touch of the creative gardener. Rainwater is provided via a new 110,000 litre Rhino tank with an electric pump.
Working Improvements
The main set of cattle yards are new set of Australian National Stockyards steel yards with crush and loading ramp and a capacity of 400 head.
Near the main yards are 12 steel and plain wire 30 metre by 30 metre day yards.
There is a second set of timber cattle yards at the western end of the property with crush and loading ramp and a capacity of 200 head.
There is a timber framed stable block with one box and an open stall area, plus a saddle room and feed room.
There is a 13 metre by 11 metre timber framed machinery shed with three sides enclosed.
There is a 10,000 bale steel framed hayshed with a 5,000 gallon rainwater tank.
There is a steel framed two bay workshop, with a concrete floor and service pit in one bay.
There is a 30 tonne cone bottom silo, and a flat bottom silo that has been converted into a seed shed. There is an old woolshed that is no longer serviceable.
There are additional sundry farm buildings. All sheds have new guttering.

Productivity
For the first ten years they held it the current owners used Wigelmar as a fattening depot, and it constantly ran 600 dry yearlings from 12 to 20 months and turned them off for slaughter.
Since 2013, it has been the home of their famous Sevenbardot Poll Hereford Stud. During that time, it has run 250 stud Poll Hereford breeding cows plus calves, 50 replacement heifers and 120 stud sale bulls, in an extremely conservative regime as befits a leading stud.
