Guests have 3 bedrooms and the main bathroom. The centrally located modern and fully equipped kitchen is the hub of the home , including the open plan family room and dining area . A slow combustion fire warms this area and guests gather around and relax. Split cycle air conditioning provides a cool retreat for guests coming in from the farm during summer.
The master suite is located in the separate wing and includes the more formal lounge room with cosy jetmaster open fireplace. A hallway leads to the master bedroom and ensuite. French doors open onto the verandas and gardens.
The FARM:
Ex dairy country , with17megaliters irrigation licence, the river flats are deep alluvial soils and highly fertile. The farm manager lives locally and has considerable skill in managing the pastures, including more intensive cropping on the river flats and managing the stock.
Currently running cattle, but very suited to horses, Herzlton is an exceptional farm of a size that gives enough space for productivity without being on a larger scale.
The country rises gently to undulating broad ridges, and the more elevated base of the hills. There is no very steep country, so the farm is very easily accessed by vehicle over the entire property and the whole of the 117 acres have a productive use .
Very well set up , well fenced, and well watered in an area of high annual rainfall, the focus has been on maximising the farm without over stocking, and putting in the improvements that make running the farm an easy run enterprise.
Farm shedding includes a large color bond shed for tractor and hay storage. The old dairy is in solid condition and provides valuable storage areas and workshop as well as a sheltered work area adjoining the steel cattle yards. The yards have a vet crush, and loading race with several smaller holding paddocks.
There is a separate truck entry to the yards off the Allyn River Road, facilitating easy delivery of feed, and cattle movement away from the farmhouse area.
