A WORD FROM OUR SELLER

"We love our home - a private apartment nestled in the charming suburb of Coombs. A standout feature of our apartment is the unique panelling on the front that not only adds extra space for greenery but also provides us with plenty of privacy.

One of the things we appreciate the most about our home is the fresh air that flows in from both the front and back of the apartment, keeping it bright and well-ventilated. And the two balconies - one in the front and one in the back - give us ample space to bring our green thumb to life with plants and trees that provide plenty of shade in the summer and a lovely environment for birds to sing all year round.

We also take comfort in knowing that our apartment is protected from dust and pollen, with the installation of nanofiber screens (Poll Guard) on our windows and sliding doors. And speaking of comfort, the huge shower in our bathroom and the two built-in wardrobes with ample storage are bonuses. Not to mention, the convenience of our stand-alone ground-level garage.

The location of Coombs is simply fantastic - we have easy access to green spaces, bustling city centres and shopping options. Coombs is just a short 15-minute drive from Civic/Braddon city centre, Woden city centre and Belconnen city centre and just a 10-minute drive from the shopping options at Denman Prospect Village IGA and Cooleman Court. With a Woolworths and Aldi set to open across the road soon and local shops just a 5-minute walk away, we have everything we need right at our fingertips. And if we need to venture out, we are just a 5-minute walk from bus stops with rapid and suburban buses to the city and Woden. Our favourite part - we can step outside and be on a walking track along the Molonglo river in under 10 minutes, with bike tracks to the city through the Arboretum.

All in all, we feel so grateful to have called this beautiful apartment our home, and we know that it's lucky new owners will feel the same."
