Colling Farm Elands - Make an offer
If you're part of the 'escape to the country tribe', take a serious look at this new offering.
The present owners have held the property for years as the 'family farm', their bolt hole and escape from the city. It's a morning's drive from Sydney and the nearest supermarket is at Wingham, 40 minutes down the hill. It is perfectly private, but only 5 minutes from the village of Elands with its Post Office and general store. It's on the tourist route for those wanting to view the famous Ellenborough Falls or enjoy the ambience of the natural swimming hole which are just minutes from the homestead, in the same catchment. Comboyne with its cafes and convenience shopping is 25 minutes away and if it's important, the beautiful coastal beaches of the mid north coast are about an hour and a quarter away.
This honey pot of a property starts with the land and the creek. Approximately 60 acres of north facing slopes with an easy rolling contour and eyewatering sunny views out over magnificent native trees, to the distant mountains. It has significant stands of mature native hardwood trees along with large open areas of arable grazing land, creating a mosaic of a welcoming old rural farm. It is not obvious, but it is water secure from a crystal-clear running creek and a spring fed dam. The water course descends the gully creating a waterfall, perfect for cooling off on hot days. Abundant bird life are another feature with black cockatoos, owls, rosellas, eastern parrots, fairy wrens frequently seen and the odd wedge tailed eagle sighted while take the tribe tramping down the water course and forests on weekend adventures.
The property has no flooding issues and enjoys significant quality internal fencing with some recent concrete post fencing installed, the balance of boundary fencing is best described as 'average rural'. The addition of cattle yards would make the property ideal for grazing livestock, as the previous owners made a significant effort to maintain open, weed-free pastures. Volcanic soils are a feature or the property, and combined with above average rainfall, plenty of sun and mild frosts, make the property generously fertile for growing your family's food.
The accommodation is comfortable, a convivial base camp or cosy farmhouse. It's connected to the grid and fresh water for the house is captured from the colour bond roof and held in a 10,000 litres tank next to house. There is an additional 5000 litre water tank next to the tractor shed. The building is sound, watertight and warm, a blank canvas, pregnant with potential. As is the interior makes you feel like splitting a log or two, lighting the fire and settling down with a glass to enjoy the glow. The family and their dogs who have loved it for many years, visiting weekends and extended holidays, say it has been perfectly fit for purpose for them.
Reliable internet (with the Telstra tower at Elands) and nearby Post Office means you could easily turn a weekend away into a longer stay and work from home.
As a matter of interest, all the photo images used here, are from the family album. I have not done my thing with drones, photographers etc yet. If we don't snag a fast sale, all that will follow in a few weeks' time.
So, if any of this resonates with you, gather up the family and dog, top up the wagon, and head for Taree/Wingham. Come take a look.
We seriously have not got a fixed price. The vendor had plans to tidy the grounds up and bring it to market with a splash in the spring. As things have panned out, a window to sell now has opened up. It will never be more reasonably priced than the next few weeks! Call me to discuss things in in more detail.
We will be opening for viewing for a few Sundays around 1pm but if intending to view please call me to ensure we will be open. Alternatively, we can make special viewing arrangements
